TheFishGuy/Aquascaping & Ponds ~ Framingham MA Business Profile

  TheFishGuyis a full service aquatic company located in Framingham Massachusetts. They design, build, maintain, and service any size pond or aquarium. They will do as much or as little as the customer wants. Some of their customers like to get their own fish and do some of the maintenance themselves, but call them in to do periodic service to check on their progress. Below is a sample of a home that was purchased that had a neglected pond in the back yard. There were about 100 fish living in the pond. The pond had been in this state for around twelve years.  TheFishGuys came in and restored in to a beautiful fish pond that anyone would enjoy! In November of 2007 there were 6 homes that closed within the month for Northbridge MA. This is a decrease of 2 units as there were 8 homes that closed in November of 2006.

The Average list price for the homes that closed in Northbridge for November of 2007 was $333,065

The Average list price for the homes that closed in Northbridge for November of 2006 was $392,625

The Average sale price for the homes that closed in Northbridge for November of 2007 was $317,500

The Average sale price for the homes that closed in Northbridge for November of 2006 was $382,844

The Average Market time for the homes that closed in Northbridge in November of 2007 was 165 days.

The Average Market time for the homes that closed in Northbridge November of 2006 was 154 days.

 

2 homes went under agreement in Northbridge MA in the month of November. The average list price of the homes that went under agreement was $247,400. The average time on the market for these Northbridge MA homes was 147 days.

In Northbridge MA for the period of January to November of 2007 there were 113 properties sold.

In Northbridge MA for the period of January to November 2006 there were 105 properties sold.

In Northbridge MA for the period of January to November in 2007 the average list price was $362,279 the average sale price was $351,043, and the average market time was 165 days.

In Northbridge MA for the period of January to November in 2006 the average list price was $391,750 the average sale price was $383,745 and the average time on the market was 154 days.

In comparing year over year longer term data for Northbridge MA, the average list price and sale price both went down year over year from January to November. This can be attributed to the on going weakness in the real estate market in Metrowest MA. There was also a substantial increase in the days on the market for the same period in Northbridge MA. The number of homes sold, however, in the January to November time period is more than the previous year which is excellent. Most surrounding towns do not show an increase in sales year over year.

These statistics are similar to many of the towns in Metrowest MA. Most of the surrounding towns experienced a decrease in the average list price and sale price for the January to November time frame.

When looking at Real Estate field card information, it is important to check it for accuracy. While most towns do a great job with the accuracy of the statistics there can be some oversights and mistakes. One of the 1st things I would look at is the bedroom and bathroom count, as well as the home square footage and lot size. These are where most of the mistakes occur. These statistics are also what can change your assessment the most.

Your Real Estate assessment and your homes value are  RARELY  the same. See assessed values rarely equal fair market value. There are many who mistakenly believe that there is a correlation between the two data points. This is not the case! Assessments are based largely upon the respective towns need for revenue. Assessments and tax rates are manipulated based on this need. There can also be a gap between the time assessments are done and what has happened with values in the Real Estate market.

Lastly, there can be market evaluation differences between the two statistics. As an example, a property that has 10 acres is going to be assessed more than a home with one acre, even if that property has 9 acres of wetland and one good usable acre. An assessor will evaluate based on acreage not on whether the property is usable or not. In figuring a Real Estate value, a ten acre property that has 9 acres of wetlands will not be evaluated the same as a property that has ten usable acres.  There will be a HUGE difference in market value. A home with 10 acres with only 1 of it usable, will only have slightly more value than a home with one usable acre.

In November of 2007 there was 2 homes that closed within the month for Mendon MA. This is a decrease of 1 unit as there were 3 homes that closed in November of 2006.

The Average list price for the homes that closed in Mendon for November of 2007 was $399,450

The Average list price for the homes that closed in Mendon for November of 2006 was $469,600

The Average sale price for the homes that closed in Mendon for November of 2007 was $382,000

The Average sale price for the homes that closed in Mendon for November of 2006 was $456,000

The Average Market time for the homes that closed in Mendon in November of 2007 was 171.

The Average Market time for the homes that closed in Mendon November of 2006 was 113 days.

 

2 homes went under agreement in Mendon MA in the month of November. The average list price of the homes that went under agreement was $471,950. The average time on the market for this Mendon home was 133 days.

 

                                    January - November Real Estate Market Statistics for Mendon MA

 

In Mendon MA for the period of January to November of 2007 there were 39 properties sold.

In Mendon MA for the period of January to November 2006 there were 43 properties sold.

In Mendon MA for the period of January to November in 2007 the average list price was $486,148 the average sale price was $469,187 and the average market time was 154 days.

In Mendon MA for the period of January to November in 2006 the average list price was $462,080 the average sale price was $447,777 and the average time on the market was 146 days.

** The above statistics are for single family homes only and do not include condo's or Multi-family homes in Mendon MA.

In comparing year over year longer term data for Mendon MA, the average list price and sale price both went up year over year from January to October. This can be attributed to more upper end homes selling in Mendon MA than the previous year. There was, however, a substantial increase in the days on the market for the same period in Mendon MA.

These statistics are contrary to many of the towns in Metrowest MA. Most of the surrounding towns experienced a decrease in the average list price and sale price for the January to October time frame. 

Selling a home in Mendon MA or other Metrowest town is heavily dependant on pricing your home properly and picking an agent that will create an "online market presence" for your home. As a home seller, you need to be aware that the market in Mendon MA and many other Metrowest communities has changed over the last two and a half years. We are no longer in a seller's market.

In November of 2007 there were 10 homes that closed within the month for Upton MA. This is an increase of 7 units as there were 3 homes that closed in November of 2006.

The Average list price for the homes that closed in Upton for November of 2007 was $334,902

The Average list price for the homes that closed in Upton for November of 2006 was $575,967

The Average sale price for the homes that closed in Upton for November of 2007 was $322,650

The Average sale price for the homes that closed in Upton for November of 2006 was $540,917

The Average Market time for the homes that closed in Upton in November of 2007 was 147 days.

The Average Market time for the homes that closed in Upton November of 2006 was 201 days.

 

3 homes went under agreement in Upton MA in the month of November. The average list price of the homes that went under agreement was $406,047. The average time on the market for these Upton MA homes were 201 days.

                                    January - November Market Statistics for Upton MA

In Upton MA for the period of January to November of 2007 there were 66 properties sold.

In Upton MA for the period of January to November 2006 there were 63 properties sold.

In Upton MA for the period of January to November in 2007 the average list price was $413,611 the average sale price was $401,010 and the average market time was 174 days.

In Upton MA for the period of January to November in 2006 the average list price was $427,599 the average sale price was $412,718 and the average time on the market was 132 days.

In comparing year over year longer term data for Upton MA, it appears that there is still a slight downward trend in the average sale price for homes, as well as an increase in the days on the market for the same period in Upton MA.

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years. What must be stressed, however, is that these home figures still represent a healthy amount of sales. Upton's average sale price has not dropped as much in comparison to some other towns.
