Wildwood Glen Estates is a 31 lot subdivision off of Lumber Street on the West side of Hopkinton. This mid range Hopkinton neighborhood consists of homes along Glen Road and Breakneck Hill Road.
Glen Road actually continues into another neighborhood that was developed by National builder, Pulte Homes Inc called Hopkinton Ridge. There are many who initially don't realize that Wildwood Glen and Hopkinton Ridge are two distinct areas.
For those with a keen eye, the thing that jumps out about Wildwood Glen is that there are quite a few different styles of homes.
Wildwood Glen Estates was developed by Robert Depetri of Lumber Street Resolution Realty Trust. Back in the late 1990's when this neighborhood was constructed, Bob not only built a few homes himself but also sold off lots to multiple builders. There are at least a half dozen different builders who built homes in Wildwood Glen.
The fact that there were multiple lots sold created a very broad range of size, styles, and quality of the homes.
I can remember distinctly that there was a lot of rumblings by a few of the builders who built larger homes and felt shafted when a few of the other builder came in and built smaller homes.
Obrien and Meeks Construction was one of the builders who were building some very nice properties. They basically got the neighborhood off on the right foot when they built some very architecturally pleasing designs.
Their homes were the creme of the crop in the neighborhood. Of course when a neighborhood becomes established others are always more eager to jump in and participate.
What followed were some other builders capitalizing off of Obrien & Meeks hard work and building much smaller homes.
They probably would have wanted to purchase additional lots but once the smaller homes were going up, Rick Obrien decided it was in his best interest not to continue.
In the defense of the builders who built the smaller scale homes, part of the reason for this was how the lots were broken up.
In Wildwood Glen the minimum lot size is 25,000 square feet. With the way the interior lots along Wildwood were laid out, it made it difficult to build a larger more expensive home. The Real Estate market did not warrant it.
The lots along Breakneck Hill are a different story. The lots are larger, heavily treed, and allowed for the home to be set much further off the road. There was a distinct difference in desirability. These lots were much more suited for a more prestigious home.
The size of the homes in Wildwood Glen goes all the way from around 2300 square feet up to 3900 square feet. The size variation is a larger swing than you see in most subdivisions. The homes generally have 4 bedrooms and 2.5 to 3.5 baths. Almost all of the homes have a two car garage.
The lot size ranges from about a half acre to an acre plus. Most of the homes were built from 1999 to 2002.
As of October 2009, the homes in Wildwood Glen Estates would range in value from the 500's up to the 700's. Again much of this would be dependent upon the size of the home and where it is located in the neighborhood.
Some of the homes in the neighborhood, especially those on the back side of Glen Road, do get a fair amount of background noise from 495.
Hopkinton is regarded as a destination town with many home buyers for a number of reasons:
* Hopkinton has a large pool of younger neighborhoods that are filled with excellent housing choices.
* Hopkinton has the "cross roads of New England", route 495 and the Mass Pike at it's door step. BTW Wildwood Glen is only 3 miles from the 495 exits. There is also the MBTA in neighboring towns, Ashland and Southboro for those that would prefer to take the train into Boston.
* Hopkinton High School is highly regarded as one of the best schools in the Metrowest area.
On a side note every year Hopkinton becomes internationally recognized when the world famous Boston Marathon comes to town.
