This property at 82 East Main Street  Hopkinton Massachusetts was a terrific Antique Farmhouse that was perfect for a building contractor/tradesman or someone that is interested in having horses. The purchaser ended up being a 1st time home buyer that will slowly renovate the property into something truly special. The home certainly needs renovation work but has loads of charm and character. The buyer has actually already started to put their stamp on it by replacing part of the barns roof and fixing some of the rotted trim and siding. I am sure they will do an exceptional job with this Hopkinton home.

One of my favorite parts of this property was the large barn and two car garage! There is just so much space that could be utilized for a number of things. The barn/garage would make the perfect place to store building and construction equipment.

The interior of this home featured hardwood flooring throughout. Off the kitchen there was a formal dining room with wood wainscoting and beams as well as a living room with corner fireplace and tall specialty windows. There was a family room addition that is younger than the rest of the property that connects the house with the barn. This was a very warm room that was appointed with built-in bookcases and atrium doors to patio and deck.

The 2nd floor included 3 very good size bedrooms and a partially renovated bath with bead board wainscoting & granite counter. There is also a back staircase that leads down to a laundry room on the 1st floor.

The home did need a lot of work which was reflected in the final sale price. The home also abutted the Legacy Farms Development which was a concern from a number of buyers that viewed the property.

In total there are 11 rooms, 3-4 bedrooms, and 1.5 baths. The lot is just over an acre.

In November of 2010 there was 11 homes that closed within the month for Northbridge Massachusetts. This is an increase of 4 units, as there were 7 homes that closed in November of 2009.

The Average list price for the homes that closed in Northbridge for November of 2009 was $305,943

The Average list price for the homes that closed in Northbridge for November of 2010 was $248,091

The Average sale price for the homes that closed in Northbridge for November of 2009 was $292,950

The Average sale price for the homes that closed in Northbridge for November of 2010 was $234,195

The Average Market time for the homes that closed in Northbridge in November of 2009 was 215 days.

The Average Market time for the homes that closed in Northbridge November of 2010 was 100 days.

 

4 homes went under agreement in Northbridge Masssachusetts in the month of November. The average list price of the homes that went under agreement was $353,650. The average time on the market for these Northbridge MA homes was 191 days.

Through November there have been 86 homes sold in Northbridge. At the same time last year there were 113 sales.

In Northbridge MA for the period of January to December 2009 there were 117 properties sold.

In Northbridge MA for the period of January to December in 2008 the average list price was $326,475 the average sale price was $315,033 and the average market time was 182 days.

In Northbridge MA for the period of January to December in 2009 the average list price was $280,651 the average sale price was $270,931 and the average time on the market was 131 days.

In comparing year over year longer term data for Northbridge MA, the average list price and sale price both went down year over year from January to December as compared to 2008. There was however, some really positive news for Northbridge as the amount of sales increased by quite a bit and the average market time also dropped by a substantial margin!

Northbridge remains an excellent town for both 1st time home buyers as well as those wishing to move up into the mid ranges of the market.

The Average list price for the homes that closed in November of 2010 was $354,900

The Average sale price for the homes that closed in November of 2009 was $472,500

The Average sale price for the homes that closed in November of 2010 was $347,633

The Average Market time for the homes that closed in November of 2009 was 144 days.

The Average Market time for the homes that closed in November of 2010 was 108 days.

 

There were 4 homes that went under agreement in Upton Massachusetts in the month of November. The average list price of the homes that went under agreement was $427,425. The average market time for these homes was 71 days.

Through November there have been 56 homes sold in Upton. At this same point in time last year there were 51 sales.

In November of 2010 there were 8 homes that closed within the month for Southboro Massachusetts. This is a decrease of 3 units, as there was 11 homes that closed in November of 2009.

The Average list price for the homes that closed in November of 2009 was $500,655

The Average list price for the homes that closed in November of 2010 was $1,052,100

The Average sale price for the homes that closed in November of 2009 was $482,309

The Average sale price for the homes that closed in November of 2010 was $874,750

The Average Market time for the homes that closed in November of 2009 was 81 days.

The Average Market time for the homes that closed in November of 2010 was 236 days.

 

6 homes went under agreement in Southboro MA in the month of November. The average list price of the homes that went under agreement was 773,400. The average time on the market for these Southboro homes were 308 days.

Through November there have been 76 sales in Southboro. At this same point in time last year there was 74 sales.

 

              January - December 2008 & 2009 Market Statistics for Southboro Massachusetts

 

In Southboro MA for the period of January to December 2008 there were 81 properties sold.

In Southboro MA for the period of January to December 2009 there were 66 properties sold.

In Southboro MA for the period of January to December in 2008 the average list price was $617,489 the average sale price was $585,159 and the average market time was 141 days.

In Southboro MA for the period of January to December in 2009 the average list price was $493,542 the average sale price was $472,630 and the average time on the market was 165 days.

While the average sale price in Southboro did drop quite substantially year over year a large part of the reason for this is due to the fact that there were far fewer upper end sales. The middle and lower end of the market in Southboro faired quite well with a stabilization in value. The upper end has remained weak and is more than likely not at the market bottom yet.

The average days on market went up in Southboro from 2008 again due to the fact the upper end of the market remained weak. There were quite a few more sales in 2009 as compared to 2008.

In comparing year over year longer term data for Holliston Massachusetts, it appears that there is still a downward trend in the average sale price for homes although it is very small. All indications are that the market could be approaching a bottom. There was an increase in the days on the market for Holliston in 2009 v.s 2008, however there were quite a few more sales in 2009.

Holliston has a good base of housing stock in the 1st time buyer and move up buyer ranges which are the most desired price points.

This recent Grafton MA shot sale was a beautiful "Bedford" style townhome in great shape at the Forest Hills neighborhood in Grafton! This condominium had some excellent upgrades and showed very well. Some of the many highlights included a cathedral family room with fireplace, skylights, a balcony overlook and double sliders to a deck.

There was a bright white cabinet ktichen with Corian counters and breakfast bar as well as nice eating area with a walkout bay window. The location in Forest Hills was perfect for sunlight through out the day. The formal dining room overlooks the living room and shares a view of the gas fireplace. There are beautiful hardwood floors throughout the 1st floor.

This Grafton townhome had 1st floor master suite for those that were not interested in climbing stairs. The master had plenty of closet space and a very nice up graded bath.

The 2nd floor included a large loft area for flexible usage including an office or exercise area. A second bedroom and full bath rounded out the 2nd floor.

One of the really nice bonus features of this townhome was the large finished lower level with a second fireplace! In addition there is another room that could be a home office or exercise area.

In total there are 8 rooms, 2 bedroom, and 2,5 baths. The total gross living area is 2360 including the finished lower level. The condo fee is $285 per month. Forest Hills is one of the more popular condominium neighborhoods in Grafton.

In November of 2010 there were 11 homes that closed within the month for Westboro Massachusetts. This is an decrease of 3 units, as there were 8 homes that closed in November of 2009.

The Average list price for the homes that closed in Westboro for November of 2009 was $432,636

The Average list price for the homes that closed in Westboro for November of 2010 was $538,838

The Average sale price for the homes that closed in Westboro for November of 2009 was $415,909

The Average sale price for the homes that closed in Westboro for November of 2010 was $487,031

The Average Market time for the homes that closed in Westboro in November of 2009 was 93 days.

The Average Market time for the homes that closed in Westboro November of 2010 was 296 days.

In comparing year over year longer term data for Westboro Massachusetts, the average list price and sale price were very similar to 2008. Westboro ended the year with 3 more sales than in 2008 so the number of transactions remained constant. What was most surprising is the fact that the average time on the market jumped by quite a bit to going from 97 days on the market in 2008 to 125 in 2009.

As we start 2010 inventory levels in Westboro are very low which is a great sign for the Spring market. There is some evidence to suggest that we may be nearing the Real Estate bottom for Westboro and the surrounding area.

In November of 2010 there were 5 homes that closed within the month for Milford Massachusetts. This is a decrease of 17 units, as there were 22 homes that closed in November of 2009.

The Average list price for the homes that closed in Milford for November of 2009 was $287,023

The Average list price for the homes that closed in Milford for November of 2010 was $282,440

The Average sale price for the homes that closed in Milford for November of 2009 was $273,570

The Average sale price for the homes that closed in Milford for November of 2010 was $270,900

The Average Market time for the homes that closed in Milford in November of 2009 was 134 days.

The Average Market time for the homes that closed in Milford November of 2010 was 155 days.

8 homes went under agreement in Milford MA in the month of November. The average list price of the homes that went under agreement was $321,262. The average time on the market for these Milford homes were 94 days.

Through November there have been 138 sales in Milford. At this same time last year there were 155 sales.

In comparing year over year longer term data for Milford Massachusetts, it appears that there has been a trend towards the stabilization of market values. Although the number of home sales dropped in 2009 it was not by a substantial margin. 2008 was an exceptional year for the number of transactions to begin with due to a large drop in overall housing prices as well as a number of foreclosures and short sales that were further discounted.

Milford has become quite attractive to the 1st time home buyers segment due to a large stock of inventory in the lower price points.
