RE/MAX.com Takes on Zillow.com in online Real Estate Valuations

 RE/MAX.com, one of the most traveled real estate websites in the country, is rolling out a few new features that is sure to keep their consumer market share on the upswing. These two new features are known as Neighborhood Evaluation and Enhanced Mapping. RE/MAX International Chairman and Co-founder Dave Liniger outlined Neighborhood Valuation in August during the Summer conference for Broker/Owners in Denver Colorado. The system currently being beta tested in a few select markets, provides a price range for similar homes rather than a the estimated value for a specific property. This system encourages the consumer to contact a RE/MAX associate for a better handle on the exact value.

Liniger said at the conference " I don't think the Zillows of the world are doing consumers any good" He noted that the prices estimates given by Zillow.com are often way off the mark of the homes true market value. "Our Neighborhood Valuation feature maintains the agent as the expert. Consumers need a Realtor to provide a legitimate valuation of their home."

As an associate with RE/MAX, one of the features of this I am excited about is the fact that when someone requests additional Neighborhood Valuation information they become a lead for a RE/MAX Associate with no fee charged by RE/MAX International.

 We all know that Zillow does receive a ton of traffic through their site. Unfortunately, there are many people that are relying on very inaccurate information. Zillow.coms premise of giving consumers a place to go for an online evaluation is certainly a valid concept. RE/MAX has just gone out and improved upon this idea.

When a consumer gets to RE/MAX.com they can access the valuation service from the main page. When the consumer enters an address the system provides a detailed list of comparables with five recent sales providing the basis for the similar homes price range. The user can select properties from a list of up to twenty. They can view the comparable homes on a map or a graph and see price trends over time. Along with this information is all the contact info for the closest RE/MAX office. The fact that the consumer is able to modify the "comps" from the chosen five is one of the features that makes the site better. Selecting from the twenty homes that are given allows for a the consumer to pick the homes that are most closely related to their home. At Zillow's site you don't have the option of modifying the comps.

Consumers can use these tools without providing any of their information but if they decide to, they have the option of providing their name and email address to get a Valuation Report. These reports are generated automatically, branded to an office, and emailed within minutes in a PDF file. The document has detailed sales and demographic data about the neighborhood surrounding the submitted address.

The enhanced mapping is also another terrific added feature. The Enhanced Mapping feature allows users to see IDX listing plotted on a map. In lamens terms it means you will see homes that are in the local MLS system plotted on a map. Users can zoom in and toggle between street, neighborhood, and satellite views. By hovering over the icons you will be able to see the list price, address, and primary photo of the home.

These sound like just a few more tools from the company that lists and sells more property than any other agency in the world.....RE/MAX!!

The great thing about RE/MAX is that they are always out in front and set examples for others to follow. I see this expanded platform as a major benefit for consumers interested in Real Estate in my market of Metrowest Massachusetts.
