In the sale of this home on Ann Marie Drive in Bellingham I was working as a buyers agent for a very nice couple from Franklin. They were 1st time buyers and were specifically interested in buying either a short sale or a bank owned property. Their desire to purchase a distressed property was due to the fact you can often times find an excellent bargain. 

This young couple hired me to work as a buyer's agent because of my knowledge of the short sale process. This particular property was a Bank of America short sale so I knew it would be challenging to say the least. Given the fact I was on the buyer's side of the transaction I had no control over the process.

Considering it was a Bank of America short sale things went fairly smoothly and the process did not take an unbearable amount of time to get to closing.

The buyers are happy because they found themselves a good home in a nice neighborhood with easy access to Rte 495. The property was in excellent shape and had a very nice young kitchen. There was a fenced yard with an in-ground pool as a nice bonus.

The buyers found me online through the numerous articles that I have written on short sales. They actually had been using another Realtor before they found me but became disappointed that their previous agent was constantly trying to talk them out of looking at short sales.

For the last three years I have been representing sellers who need to short sell their Massachusetts home. In that time I have done a lot of short sales representing the seller. In fact I have never had a short sale that did not get approved!

As short sales have become more and more common there are Realtors who are listing them that have no idea what they are doing! As a seller you need to understand that a short sale transaction is completely different than a normal sale. You need to make sure you hire someone that experience getting short sales to close. There are numerous mistakes that are constantly being made by Realtors who just don't know what they are doing.
