Everyone was telling me that I would never be able to sell this condominium near the asking price because all the other recent sales in the neighborhood went between $210,000 - $220,000. I knew they would be wrong based on the features found in this townhome.

This condo was like nothing else found at Laurel Hills! The unit was  completely remodeled from top to bottom with incredible detailing! The owner had a wood working hobby and added details you would find in a custom home. The wood working added throughout included true raised panel wainscoting, heavy crown moldings and upgraded trim and doors!! It was just stunning. You felt like you were in a $600,000 home with the quality and level of craftsmanship.

Other amenities included a three year old furnace with forced hot air by oil, central air and hot water tank, central vac and a two car garage. The condo fee is $260 per month and the taxes are $2730.00. There is a total of 1873 square feet of living area. The Laurel Hills neighborhood offers an excellent commuting location!

Generally speaking most short sales will be sold at a discount to the current market value of like properties. This Grafton Massachusetts townhome was located in the Forest Hills neighborhood and was in fantastic shape.

The townhome had the look and feel of a stand alone home and did not remind you of the typical condo interior. 43 Lincoln Lane was one of the former Amherst models and was loaded with upgrades & extras. In a word the property was stunning!

Some of the highlights included an exceptional Cherry kitchen with GRANITE counters, STAINLESS Appliances, and a custom pantry. I recently completed the sale of a very nice unit at 23 Samuel Drive at Lordvale Acres in Grafton. If you are considering purchasing a townhome and are on a tight budget, the condos at Lordvale Acres offer a very good value. For around $200,000 you are able to get a townhome with two bedrooms and 2.5 baths as well as a 1 car garage! Most of the units have a finished basement which brings the gross living area to around 1600 square feet. Many of these townhomes with finished lower levels walk-out to daylight by double sliders so they don't feel like a typical basement.

On the 1st floor you will find a very open floor plan with a kitchen, dining area, and living room. Many of the Lordvale units have a full slider out to a small deck area. The 2nd floor comes with two very good size bedrooms along with a bath in each bedroom. The master bedroom also has a balcony/deck area in many of the homes.

Lordvale Acres was built in the mid 1980's. There are 150 townhomes in the complex. The homes are heated by forced hot air (Gas) and come with central air. The condo fees as of June 2009 are $242.00.

Adjoing the Lordvale Acres condo's you will also find a newer area of townhomes known as Forest Hills. The pricing in the Forest Hills neighborhood is a little bit more expensive as the units are a lot younger. Prices of the resale units range from around the mid 250's up to around $400,000. There are still a few NEW units that are being built and these are priced around the $330's.

High Point Estates Grafton Massachusetts ~ New Homes

High Point Estates is a new subdivision in Grafton Massachusetts. There will be seventy five new homes located in this community. Below is a presentation on a home at 87 High Point Drive I just listed. The home is only 8 months old. The seller is being relocated and would like to move the home quickly. It is priced at $549,900 which is 40K less than what the home was purchased for only 9 months ago! This is an incredible value for a NEW home in Grafton Massachusetts.

This was the second home purchased in High Point Estates. There are substantial upgrades in this home that are not part of the builders standard package. This home at 87 High Point Drive with all the present ammenities would sell for around $635,000.
