Medway MA Real Estate - Just sold 2 Ardmore Circle Medway Massachusetts. Sold at $360,000 on 6/16/2010 by Bill Gassett RE/MAX Executive Realty. This was a Medway MA Short Sale.

 

 

 

 

 

 

 

 

 

 

 

 

 

Over the last three years I have been successfully completing short sales throughout the Metrowest Massachusetts area. Most of the time I am representing the seller and so far (knock on wood) I have never had a short sale that did not close! I have numerous short sale approvals under my belt which has allowed me to help out quite a few people who have needed my expertise.

In this short sale at 2 Ardmore Circle Medway I represented the buyer. I wrote the offer on this property in October of 2008. Yes you are reading that correctly, October of 2008. This was a Bank of America short sale that was completely mismanaged from start to finish....SURPRISE, SURPRISE! Just as amazing as the complete botch job by Bank of America was the fact that the buyer stayed with the sale for as long as he did.

I could write pages and pages of things that were just mind boggling with Bank of America and their short sale department. I am going to skip the bashing of BOA. Just do a Google search and you can find plenty. It is amazing they are still in business.

This ended up being one of the most gratifying short sales I have been involved in. As someone who has been selling Real Estate for the past 24 years, I can honestly say the buyer was one of the nicest clients I have ever worked with. He certainly had the patience of a Saint.

The frustrating part of this short sale was the fact that I was representing the buyer and not the seller. We were at the mercy of the seller's representatives to get this short sale done. This is not the side of the fence I am usually on in a short sale. When I am representing the seller in a short sale they go very smoothly. I work with a local attorney and have a great team relationship in getting them done.

Medway Mass Condominiums - Just sold 2-1 Kingson Lane Medway Massachusetts. Sold at $327,500. Sold by Bill Gassett, RE/MAX Executive Realty. This Medway condo closed on 6/12/2009. This Medway end unit townhome was located in the Woodside neighborhood and was just stunning! The owner kept the place meticulous and is a large part of why the unit sold quickly. Aside of course from the Realtors great marketing efforts:)

This condo was loaded with tons of upgrades and extras. The kitchen is quite spacious with custom oak cabinetry with a cherry stain and Corian counters. The condo received plenty of sunlight as the eating area has cathedral ceilings and a skylight.

One of my favorite features was the two story family room. This room played a large part in the overall appreal! There is a fireplace with marble surround, skylights, sliders to deck, and a balcony overlook from the 2nd floor. The room is set up perfectly for those that have a large entertainment unit, as there is a niche just for that purpose.

If you are looking for a townhome with volume space this style unit at Woodside has plenty of it. The unit really feels like a mini home. The dining room has hardwood floors and crown molding and is between the kitchen and family space. The unit lends itself perfectly for entertaining.

One features sure to please is the 1st and 2nd floor master suites. The 1st floor master is fit for a king with a large bedroom with cathedral ceilings, tv with Bose surround sound, custom California closet and it's own private bath. The 2nd floor not only boasts a 2nd master suite but there is also a 3rd room that is used as an office, a full laundry room and a nice loft area that could be used for whatever!

There are 7 rooms in total with 2 bedroom and 2.5 baths. The townhome has approximately 2292 square feet. Another feature that is very difficult to find at this price point is a two car garage. The monthly condo fee on this style unit is $322.00. Woodside is located in a very convenient location on the corner of Rte 109 and 126. The complex is only a few miles from the 495 exits in Milford. For those that like Dunkin Donuts it is right down the street!

I just sold this home at 24 Hookset in Medway Massachusetts a few weeks ago. The buyers were excellent clients and I enjoyed working with them very much. I had previously sold their home in Hopkinton last year and they were waiting for the perfect home to come on the market.

What is so interesting about these guys is that I knew exactly what they liked after working with them for many months. This is not always the case with many buyers. The 1st time we saw this home was at night and it was pitch black outside.

I had looked at all the photography online and knew exactly what the floor plan and the condition seemed to show. Before they even set foot in the house I told them they were going to buy it. I made this prediction while standing on the side walk in 20 degree weather. This is the 1st time I had ever made such a bold statement to a buyer! They both looked at me like I was off my rocker:)

While walking in the immediate 1st impression was that the property was in excellent shape. You could tell the owner had a lot of pride in their home. The best features were the large kitchen that was open to a very nice family room with a fireplace. The bedrooms were all good size. My buyers really liked the home and told me as we were leaving they most likely wanted to make an offer but wanted to sleep on it.

I told them we needed to act on this home because it was in an excellent neighborhood, priced really well, and at a price point where the inventory was really low. I mentioned to them that I thought the home would have multiple offers. The buyers ended up putting in an offer the next day and sure enough there were multiple bids. I explained that there are a few ways of handling multiple offers and that the seller/Realtor would probably ask for our best and final offer. This is exactly how things played out.

The home was listed at $359,900 and we ended up putting a bid in slightly over asking. My buyers really thought this Medway home had everything they wanted and did not want to lose it. We ended up with the winning bid and the rest is history.
