Blueberry Estates Mendon Massachusetts

Blueberry Estates Mendon MassachusettsBlueberry Estates in Mendon Massachusetts is one of the best younger neighborhoods in town.

The streets in this terrific Mendon subdivision include Blueberry Drive, Vincent Road, Nelson Court, and Cranberry Drive. Blueberry Estates is one of the largest neighborhoods in Mendon.

Most of the subdivision was built in the late 1990's into the 1st part of the early 2000's.

When I think of Blueberry Estates the picture of a top flight neighborhood comes to mind. This is a neighborhood that those looking to live in an upscale Mendon home would consider at the top of their list.

Blueberry Estates offers quite a variety of housing styles, as there were more than a few builders that constructed the homes. The majority of the lots were sold off by the developers to some  excellent builders in the area.                                                                                                                             Blueberry Drive Mendon Massachusetts

There were a few builders that bought multiple lots and did build some homes that were similar to one another. The facades of these homes, however were changed enough that most would not recognize there was a duplication of floor plans.

The larger size of the subdivision (around 75 homes) also hides the fact that some of the builders duplicated their most popular designs.

On average most of the homes in the neighborhood are between 3000-3400 square feet. There are some that are smaller and a few that are larger but for the most part what you will find are some fairly substantial executive style homes.

Of course what you will find in many of these homes in Blueberry Estates is the features and amenities that most buyers are looking for.

Large kitchens with ample cabinetry, cathedral family rooms, two story foyers, 1st floor studies, and lavish master suites are all the norm. Hardwood flooring, handsome woodworking, and the use of crown molding were standard features in many of the homes.

 

 

Nelson Court Mendon MassachusettsMost of the homes have 4 bedrooms and 3-4 baths. A two car garage is the norm but you will find a few of the homes have a 3rd bay.

The lots in this Mendon subdivision are exceptional. The standard size for the majority of the lots is around an acre and a half.

You will find that the lots are wooded and for the most part private enough that you are not right on top of your neighbor.

Some of the lots in the cul-de-sacs of Cranberry Drive and Nelson Court are incredibly private and have additional acreage like the home pictured to the left.

As of July 2009 the values of the homes in Blueberry Estates range from the 400's up into the 600's.

Most of the properties in the neighborhood, however, would have a value in the 500's. In relation to some of the towns east of Mendon you get a lot of home for your dollar here.

Talbott Farms Mendon Massachusetts

Talbott Farms Mendon MassachusettsTalbott Farms in Mendon Massachusetts is without a doubt the premiere address in Mendon. In fact when I think about Mendon Real Estate the 1st neighborhood that comes to mind is Talbott Farms.

The Streets in this upscale neighborhood include Talbott Farms Drive and Parker Road.

Even though Talbott Farms was former farmland one of the 1st things you will notice is the mature landscape, granite curbing and beautifully manicured lawns.

There are 30 home sites in this neighborhood and it would be hard to find a bad lot.

The homes themselves are exceptional. The builders attention to detail was certainly evident. You will not see your typical "cookie cutter" homes in this Mendon neighborhood. What you will find are custom crafted homes each with their own distinctive personality.

While most of the homes are upwards of 3000 square feet there are a couple that are smaller, as well as a few that break 4000 plus square feet.

Most of the homes have 3-4 bedrooms and 3-4 baths. The majority of the homes have two car garages but a few of the larger properties have 3 bays.

The lots and the setting are really what sets the overall "feel" of the Talbott Farm neighborhood apart from others.

If you didn't know better you would think many of the home owners did some moonlighting as landscape architects! Most of the lots are around an acre and a half and are filled with mature landscape. Landscaping can certainly make or break an area. You will not be disappointed here!

 

 

Mendon Mass Home Talbott Farms

 

Most of the homes built in Talbott Farms were constructed in the late 1990's. As of July 2009 the bulk of the homes would have a market value in the neighborhood of the 500's - 600's. There are a few select custom properties that would command more than that.

Talbott Farms has a very convenient location as it is located near the Hopedale line. Major routes such as 495 are not that far away.

Mendon borders Upton, Hopedale, Milford and Uxbridge. It has a regional school system shared with Upton.

Mendon is one of the more affordable towns just outside the Metrowest area.

Those looking for a larger home in neighboring area towns like Hopkinton and Holliston often find they are priced out of the market for what is on their wish list and end up looking at some of the more desirable areas in Mendon or Upton.

In June of 2009 there were 1 homes that closed within the month for Mendon Massachusetts. This is a decrease of 1 units as there were 2 homes that closed in June of 2008.

The Average list price for the homes that closed in Mendon for June of 2008 was $444,450

The Average list price for the homes that closed in Mendon for June of 2009 was $459,900

The Average sale price for the homes that closed in Mendon for June of 2008 was $420,000

The Average sale price for the homes that closed in Mendon for June of 2009 was $450,000

The Average Market time for the homes that closed in Mendon in June of 2008 was 234 days.

The Average Market time for the homes that closed in Mendon June of 2009 was 125 days.

 

1 homes went under agreement in Mendon Massachusetts in the month of June. The average list price of the homes that went under agreement was $249,900. The average time on the market was 106 days.

Through June of 2009 there have been 8 homes that have sold in Mendon. At this same point in time last year there were 17 homes sold.

In comparing year over year longer term data for Mendon Massachusetts through December there have been a decrease in the amount of homes sold as the previous year. The average sale price decreased and the average days on the market increased year over year in Mendon.
