The 1st thing that comes to mind when reflecting on what was part of the appeal of this Milford Massachusetts home was the fantastic curb appeal.  The combination of the multiple roof lines and the farmers porch really made this property eye catching!

The interior of the home had lots of features that today's buyers crave. The kitchen was just exceptional for a home at this price point.

For entertaining purposes this home was top notch. Given the fact that most people like to congregate in the kitchen, it was perfect as the kitchen was huge. The kitchen actually had two areas large enough to house a table. If you look at the 3rd picture above you will see a couch and coffee table. This area of the kitchen sets up perfectly as a "keeping area".

The working part of the kitchen was very well appointed with light Oak cabinetry, a center island, granite counters and stainless steel appliances. There was hardwood flooring which added a warm feeling to this room.

The family room was also quite large as it is over the garage. The room was appointed well with  a floor to ceiling fireplace, built-ins, and plenty of room for big furniture.

One of the features of this home that really stood out was how large the formal dining room was. For those large holiday gatherings this room will seat even the largest of family's. The walkout bay and hardwood flooring added a warm feeling to this space.

The 1st floor also had an office with french doors for privacy for those that work out of the home. The entry way is also another design element that most would enjoy as it is a partial two story with an attractive staircase and upper hallway.

All the bedrooms in this home were quite spacious and the master was very nice with a beautiful bath that has a Whirlpool tub along with a separate shower, double vanity and tile flooring. There was also a very good size walk-in closet.

The lower level is a walk-out and offers the possibility of additional finished space down the road. Not that this Milford home was lacking for space as there is 2824 square feet.

The exterior grounds on this property were also great as there was a large usable backyard area. The lot is 1.14 acres.

Additional amenities include central air, central vac, security system, and a water filtration system.

The Average list price for the homes that closed in Milford for November of 2009 was $287,023

The Average sale price for the homes that closed in Milford for November of 2008 was $256,234

The Average sale price for the homes that closed in Milford for November of 2009 was $273,570

The Average Market time for the homes that closed in Milford in November of 2008 was 116 days.

In comparing year over year longer term data for Milford Massachusetts, it appears that there is still a downward trend in the average sale price for homes, as well as an increase in the days on the market for the same period in Milford MA. There was however, a substantial increase in the number of properties sold in the January to December time frame in Milford MA year over year! Milford is one of the few towns in the area that has had substantially more homes sold in 2008. This is due in part to prices dropping rapidly along with a good stock of affordable homes.

The interior of this Milford home can be described in one word ~ STUNNING! The gourmet CHERRY kitchen iwas equipped with high end stainless appliances including a SUB ZERO Fridge, a large center island, and GRANITE counters.

There iwas a Grand 2 story foyer with a split staircase to the kitchen and 2nd floor. The family room was located directly off the kitchen. In October of 2009 there were 10 homes that closed within the month for Milford Massachusetts. This is an decrease of 12 units, as there were 22 homes that closed in October of 2008.

The Average list price for the homes that closed in Milford for October of 2008 was $260,881

The Average list price for the homes that closed in Milford for October of 2009 was $232,675

The Average sale price for the homes that closed in Milford for October of 2008 was $249,627

The Average sale price for the homes that closed in Milford for October of 2009 was $224,150

The Average Market time for the homes that closed in Milford in October of 2008 was 181 days.

The Average Market time for the homes that closed in Milford October of 2009 was 62 days.

 

15 homes went under agreement in Milford MA in the month of October. The average list price of the homes that went under agreement was $298,200 The average time on the market for these Milford homes were 186 days.

Through October there have been 133 homes that have sold in Milford. At this same time last year there were 174 homes that had closed.

Milford is one of the few towns in the area that has had substantially more homes sold in 2008. This is due in part to prices dropping rapidly along with a good stock of affordable homes.
