The Average list price for the homes that closed in July of 2009 was $647,717

The Average list price for the homes that closed in July of 2010 was $469,933

The Average sale price for the homes that closed in July of 2009 was $607,813

The Average sale price for the homes that closed in July of 2010 was $447,000

The Average Market time for the homes that closed in July of 2009 was 154 days.

The Average Market time for the homes that closed in July of 2010 was 62 days.

The middle and lower end of the market in Southboro faired quite well with a stabilization in value. The upper end has remained weak and is more than likely not at the market bottom yet.

The average days on market went up in Southboro from 2008 again due to the fact the upper end of the market remained weak. There were quite a few more sales in 2009 as compared to 2008.

In January of 2010 there were 1 homes that closed within the month for Southboro Massachusetts. This is a decrease of 1 units, as there was 1 home that closed in January of 2009.

The Average list price for the homes that closed in January of 2009 was $609,500

The Average list price for the homes that closed in January of 2010 was $865,000

The Average sale price for the homes that closed in January of 2009 was $583,000

The Average sale price for the homes that closed in January of 2010 was $810,000

The Average Market time for the homes that closed in January of 2009 was 245 days.

The Average Market time for the homes that closed in January of 2010 was 71 days.

 

2 homes went under agreement in Southboro MA in the month of January. The average list price of the homes that went under agreement was $444,900. The average time on the market for these Southboro homes were 38 days.

 

               January - December 2008 & 2009 Market Statistics for Southboro Massachusetts

In Southboro MA for the period of January to December 2008 there were 81 properties sold.

In Southboro MA for the period of January to December 2009 there were 66 properties sold.

In Southboro MA for the period of January to December in 2008 the average list price was $617,489 the average sale price was $585,159 and the average market time was 141 days.

In Southboro MA for the period of January to December in 2009 the average list price was $493,542 the average sale price was $472,630 and the average time on the market was 165 days.

While the average sale price in Southboro did drop quite substantially year over year a large part of the reason for this is due to the fact that there were far fewer upper end sales. The middle and lower end of the market in Southboro faired quite well with a stabilization in value. The upper end has remained weak and is more than likely not at the market bottom yet.

The average days on market went up in Southboro from 2008 again due to the fact the upper end of the market remained weak. There were quite a few more sales in 2009 as compared to 2008.

In December of 2009 there were 7 homes that closed within the month for Southboro Massachusetts. This is the same amount of units, as there were 7 homes that closed in December of 2008.

The Average list price for the homes that closed in December of 2008 was $331,186

The Average list price for the homes that closed in December of 2009 was $670,814

The Average sale price for the homes that closed in December of 2008 was $305,500

The Average sale price for the homes that closed in December of 2009 was $621,429

The Average Market time for the homes that closed in December of 2008 was 139 days.

The Average Market time for the homes that closed in December of 2009 was 366 days.

 

3 homes went under agreement in Southboro MA in the month of December. The average list price of the homes that went under agreement was $787,967. The average time on the market for these Southboro homes were 165 days.

In November of 2009 there were 11 homes that closed within the month for Southboro Massachusetts. This is an increase of 8 units, as there were 3 homes that closed in November of 2008.

The Average list price for the homes that closed in November  of 2008 was $397,933

The Average list price for the homes that closed in November of 2009 was $475,338

The Average sale price for the homes that closed in November of 2008 was $363,500

The Average sale price for the homes that closed in November  of 2009 was $461,988

The Average Market time for the homes that closed in November of 2008 was 102 days.

The Average Market time for the homes that closed in November of 2009 was 281 days.

 

3 homes went under agreement in Southboro MA in the month of October. The average list price of the homes that went under agreement was $632,967. The average time on the market for these Southboro homes were 261 days.

Through October there have been 74 homes that have sold in Southboro. There were 59 homes that closed last year at this point in time.

In Southboro MA for the period of January to December 2007 there were 88 properties sold.

In Southboro MA for the period of January to December 2008 there were 65 properties sold.

In Southboro MA for the period of January to December in 2008 the average list price was $621,602 the average sale price was $589,084 and the average time on the market was 142 days.

In comparing year over year longer term data for Southboro Massachusetts through December of 2008, there have been less homes sold. The average sale price was very stable as there were more higher end properties that closed which kept the average up. The average days on the market has declined in Southboro Massachusetts.

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years. What must be stressed, however, is that these home figures still represent a healthy amount of sales.
