The Average list price for the homes that closed in February of 2009 was $532,200

The Average list price for the homes that closed in February of 2010 was $794,633

The Average sale price for the homes that closed in February of 2009 was $518,875

The Average sale price for the homes that closed in February of 2010 was $725,167

The Average Market time for the homes that closed in February of 2009 was 195 days.

The Average Market time for the homes that closed in February of 2010 was 245 days.

The middle and lower end of the market in Southboro faired quite well with a stabilization in value. The upper end has remained weak and is more than likely not at the market bottom yet.

The average days on market went up in Southboro from 2008 again due to the fact the upper end of the market remained weak. There were quite a few more sales in 2009 as compared to 2008.

The Average sale price for the homes that closed in December of 2009 was $621,429

The Average Market time for the homes that closed in November of 2008 was 102 days.

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years. What must be stressed, however, is that these home figures still represent a healthy amount of sales.

I just completed the sale of this terrific home in Presidential Estates Southboro Massachusetts. The buyers were relocating from California and narrowed their choices of towns down to Hopkinton and Southboro. After much debate they settled on this very nice home in one of the best areas of Southboro.

Presidential Estates is known throughout the areas Real Estate circles as being one of the top shelf luxury neighborhoods in Metrowest. It is located off of the prestigious Sears Road area. There are quite a few homes in this subdivision of 55 homes that easily break a million plus. This home was a good value under a million. I worked as a buyers agent putting this sale together.

The interior of this home was professionally staged and showed very well. While there are many homes that are vanilla and need a staging, this Southboro home really did not need any help as there were plenty of great interior details.

The kitchen was very spacious with custom Oak cabinetry, large breakfast peninsula, stainless appliances, and granite counters. The kitchen flowed right into a very nice family room with a brick fireplace, trey ceilings, columns, and sliders to a deck. One of my favorite features was the 1st floor study with handsome built-ins and hardwood flooring. The formal living and dining rooms were also done well with a formal fireplace, crown molding, french doors, and hardwood flooring.

The second floor has 4 very good bedrooms including a terrific master suite with lavish bath and a spacious walk-in closet. One of the other bedrooms also had it's own private bath for guests.

This home also had a full finished walk-out lower level that had 1362 square feet of living space. The property was already quite large but with this added space it brought the total living area to almost 5200 square feet!!

One of the added bonuses is the inground pool for summer fun in the back yard. Everytime I happened to go to this home it was hot and muggy. I always felt like diving in but of course was not able to in my suit:)

I know my buyers are going to just love it here, as Presidential Estates and Southboro are both exceptional.

Presidential Estates Southboro Massachusetts

Glennwood Road Presidential Estates Southboro MassachusettsPresidential Estates in Southboro Massachusetts is one of the most well known neighborhoods in the Metrowest area. This prestigious luxury neighborhood is located on the Marlboro line off of Sears Road, another 1st class street in town.

Presidential Estates consists of three streets known as Presidential Drive, Glennwood Road, and Kennedy lane which is a private drive.

There are around 55 luxury homes located at this exceptional address. Presidential Estates is characterized by the grand appearance of many of the custom built homes along with the fact that many of the lots have acreage creating an amazing setting for an up scale home.

While driving along Presidential drive you will notice that there are no two homes alike. This is truly a neighborhood where each owner was able to show off their individual styling and tastes. The architecture is just breathtaking on many of the higher end homes.

There is something for everyone in this Southboro neighborhood from Traditional colonials to striking Tudors to French Provincials with mixing of brick and stone finishes.

One of the characteristics that adds to the charm of Presidential Estates is the fact that many of the homes were built by different builders who had their own individual flair.

In so many of the luxury neighborhoods in the Metrowest area you will find there was one builder and in many instances the builder chose to only offer a handful of plans, creating duplication of the same home style over and over again.

Most of the homes in Presidential range in size from around 4000 square feet to 6000 square feet. There are a few special homes however, that are in excess of 10,000 square feet.

 

 

Presidential Estates Southboro MassAs of July 2009, the value of most of the homes located in the neighborhood are in excess of a million dollars. A few of the larger scale properties easily head into the multi million dollar range. There are a few homes that don't quite make the million dollar mark but not many. Most of the homes were built from the late 1980's to the late 1990's.

The craftsmanship within these homes in just terrific. Gourmet kitchens, rich woodwork, lavish bathrooms and custom built-ins are all the norm.

One of my favorite attributes of Presidential Estates is all the open space that has been set aside in the interior of the neighborhood. The land was set aside as part of the original development approval that will always remain as green space.

If you are considering the Southboro area and can afford a luxury residence, I would recommend checking out Presidential and the whole Sears Road area in general.

 

Some of the many benefits of Southboro include the fantastic school systems both public and private, as well as the phenomenal commuting location. Not only is there great access to RTE 9 and the Mass Pike but Southboro also has it's own T Stop.

Southboro has a highly ranked regional schools system that is shared with Northboro. There are also two highly recognized private schools known as St. Marks and The Fay School.

The Average list price for the homes that closed in Southboro for June of 2008 was $735,442

The Average list price for the homes that closed in Southboro for June 2009 was $302,150

The Average sale price for the homes that closed in Southboro for June of 2008 was $681,867

The Average sale price for the homes that closed in Southboro for June of 2009 was $289,500

The Average Market time for the homes that closed in Southboro in June of 2008 was 209 days.
