In May of 2009 there were 10 homes that closed within the month for Westboro Massachusetts. This is a decrease of 1 unit, as there were 11 homes that closed in May of 2008.

The Average list price for the homes that closed in Westboro for May of 2008 was $445,509

The Average list price for the homes that closed in Westboro for May of 2009 was $435,840

The Average sale price for the homes that closed in Westboro for May of 2008 was $430,155

The Average sale price for the homes that closed in Westboro for May of 2009 was $416,818

The Average Market time for the homes that closed in Westboro in May of 2008 was 94 days.

The Average Market time for the homes that closed in Westboro May of 2009 was 149 days.

 

16 homes went under agreement in Westboro Massachusetts in the month of May. The average list price of the homes that went under agreement was $506,488. The average time on the market for these Westboro MA homes were 81 days.

Through May there have been 36 homes sold in Westboro. At this same time last year there were 43 homes sold.

In Westboro MA for the period of January to December of 2007 there were 164 properties sold.

In Westboro MA for the period of January to December 2008 there were 130 properties sold.

In Westboro MA for the period of January to December in 2007 the average list price was $511,977 the average sale price was $493,296, and the average market time was 138 days.

In Westboro MA for the period of January to December in 2008 the average list price was $464,290 the average sale price was $444,367 and the average time on the market was 97 days.

In comparing year over year longer term data for Westboro Massachusetts, the average list price and sale price both went down year over year from January to December. This can be attributed to the on going weakness in the real estate market in Metrowest MA. There was however a decrease in the days on the market for the same period in Westboro MA. This is indictive of sellers becoming more realistic in pricing their homes properly.

These statistics are similar to many of the towns in Metrowest MA. Most of the surrounding towns experienced a decrease in the average list price and sale price for the January to December time frame.

There is some evidence to suggest however, that we may be nearing the Real Estate bottom for Westboro and the surrounding area.

 

Selling a home in Westboro Massachusetts or other Metrowest town is heavily dependant on pricing your home properly and picking an agent that will create an "online market presence" for your home. We think the bottom is near here also. We have seen inventory going down and the average price increasing.

Bill I hope you are right about being close to reaching bottom.  We need to start turning those decreases into increases across the county.

Bill, so it looks like although marketing times are much longer, your prices really haven't dropped that much which is really good news for owners in your area!

Bill - you and I always seem to post our market reports around the same time, for a bunch of communities. I expect you have found, as I have, that these get a lot of traffic. Doesn't look like a huge shift in prices since 1 year ago.
