I recently completed the sale of this very well maintained colonial on Charles Avenue in the Charles Root Farm neighborhood. As a Realtor, the 1st thing you notice while entering Charles Root Farm is the pride of ownership the owners have for their properties. My buyers were immediately drawn to how well everyone has maintained their lawns and landscape.
The home the buyers ended up purchasing is a prime example. As you can see in the photo above the landscaping was just gorgeous! This Uxbridge neighborhood is located just outside the center of town off of Rte 16 so it offers a great commuter location.
The home had most of what my buyer was looking for including an open floor plan with a nice kitchen and family room. The kitchen was well done with attractive cabinetry and granite counters. There was ample space for a large table with sliders to a deck that overlooked an exceptional back yard. The family room was directly off the kitchen and offered a fireplace along with a cathedral ceiling and skylights. There were also formal living and dining areas on the 1st floor. The 2nd floor had 3 decent size bedrooms and two full baths including a master bath.
The thing that totally sold my buyer on this Uxbridge home was the walk-out lower level. Even though it was unfinished, the expansion potential was perfect! In total there was just under 1900 square feet. I know my clients will immediately tackle getting the lower level finished and add some significant space to the home.
These clients were just awesome to work with! I wish I had ten more just like them. This purchase was the culmination of 6 months of working together, as I sold two homes for them ~ one in Northbridge and the other in Worcester. Getting to the closing table is usually great but there are times where you just hate to say good bye to a terrific client. This was one of of them!

Congrats on your sale Bill! The curb appeal on this house is great. I am always surprised when home sellers don't see how important it is. Obviously, it helped to sell this one. I closed a client like yours last month. I actually told them I wanted 10 more just like them! Wouldn't that be nice?

Bill nice house. I can totally understand why the walkout lower level would be what finally got the buyers to make a decision to buy. A walkout lower level is a huge plus for many reasons.

That house looks way larger than 1900 square feet but the basement not being finished makes sense! What a gorgeous Uxbridge home at an attractive price!

It sure gives the impression that the home was your listing. See the comment from Barb Szabo. I think the Code of ethics says you should say that you participated in the sale.
Hi Bruce - The code of ethics is very clear on this. Here is the law if you have forgotten it:
Only REALTORS® who participated in the transaction as the listing broker or cooperating broker (selling broker) may claim to have “sold” the property. Prior to closing, a cooperating broker may post a “sold” sign only with the consent of the listing broker. (Amended 1/96)
If a cooperating agent was not allowed to claim they sold the property we would have real issues Bruce as I am sure all the agents in your company send out JUST SOLD cards for the homes that they are involved with whether they were buyers or sellers agents.
BTW - I don't see any wording in here that would give the impression that I was the listing agent. In fact if you read the 4th paragraph is clearly says I was working with the buyer of the home.
