Generally speaking most short sales will be sold at a discount to the current market value of like properties. This Grafton Massachusetts townhome was located in the Forest Hills neighborhood and was in fantastic shape.
The townhome had the look and feel of a stand alone home and did not remind you of the typical condo interior. 43 Lincoln Lane was one of the former Amherst models and was loaded with upgrades & extras. In a word the property was stunning!
Some of the highlights included an exceptional Cherry kitchen with GRANITE counters, STAINLESS Appliances, and a custom pantry. There were hardwood floors throughout most of 1st floor including the Kitchen, Family room, Dining room, Entry, and the Master bedroom. The 1st floor was wide open with a beautiful cathedral family room with fireplace and tons of glass as well as a formal dining room. In addition to the master suite there was also a 2nd bedroom and full bath.

The finished lower level was done with the same level of quality as the upper levels. There was a large media area, office, 1/2 bath & Extra storage space. Given the fact that this unit was a former model, there were many upgrades you would not find standard in the units that are being built or already sold. Some of the upgrades included upgraded woodwork ~ Moldings, Wainscoting, French Doors and hardwood floors. 
The townhome has 2324 square feet on the 1st two floors and about 750 square feet in the lower level for a total of approximately 3050 square feet!! The are 9 rooms, 3 bedrooms and 3.5 baths. The monthly condo fee at Forest Hills as of September 2009 is $302. Forest Hills is a very popular Grafton neighborhood and offers great access to major routes including the Mass Pike.
