In February of 2010 there was 4 homes that closed within the month for Upton Massachusetts. This is an increase of 3 units, as there was 1 home that closed in February of 2009.

The Average list price for the homes that closed in February of 2009 was $119,000

The Average list price for the homes that closed in February of 2010 was $265,225

The Average sale price for the homes that closed in February of 2009 was $100,000

The Average sale price for the homes that closed in February of 2010 was $247,500

The Average Market time for the homes that closed in February of 2009 was 89 days.

The Average Market time for the homes that closed in February of 2010 was 104 days.

 

There were 2 homes that went under agreement in Upton Massachusetts in the month of February. The average list price of the homes that went under agreement was $611,950. The average market time for these homes was 213 days.

                January - December 2008 & 2009 Market Statistics for Upton Massachusetts

Bill, I think these are the lowest housing prices that I have seen you post, and at these prices I would expect to continue to see increases in sales.

Increased sales will get rid of the inventory and then the prices will start moving up again.

George - You are just looking at a few lower end sales that just happened to occur in this particular month. It is not a reflection of a market drop.
