In February of 2010 there was 3 homes that closed within the month for Mendon Massachusetts. This is an increase of 2 units as there was 1 home that closed in February of 2009.

The Average list price for the homes that closed in Mendon for February of 2009 was $474,900

The Average list price for the homes that closed in Mendon for February of 2010 was $264,933

The Average sale price for the homes that closed in Mendon for February of 2009 was $452,500

The Average sale price for the homes that closed in Mendon for February of 2010 was $257,767

The Average Market time for the homes that closed in Mendon in February of 2009 was 258 days.

The Average Market time for the homes that closed in Mendon February of 2010 was 52 days.

In Mendon MA for the period of January to December of 2008 there were 37 properties sold.

In Mendon MA for the period of January to December 2009 there were 33 properties sold.

In Mendon MA for the period of January to December in 2008 the average list price was $416,676 the average sale price was $403,086 and the average market time was 211 days.

In Mendon MA for the period of January to December in 2009 the average list price was $363,512 the average sale price was $349,355 and the average time on the market was 140 days.

In comparing year over year longer term data for Mendon Massachusetts there was a similiar amount of homes sold as compared to 2008. These numbers were weak as compared to previous years. The average sales price of homes also continued downward. There was however, a pretty substantial drop in the average days on the market for a home on the market in Mendon. This is a positive sign going forward. Mendon remains a good town for those seeking a moderately inexpensive home just outside of the more expensive Metrowest area.

My younger years were spent in Winchester, I am always interested in what is going on in MA!

Sounds like prices in Mendon are becoming more reasonable and affordable for most consumers.  Things are picking up here since the weather broke this past Saturday.  We have our Home Show this weekend.

Bill, a 66% increase is a very good increase no matter the number of sales.  In fact any increase these days is good.

Bill - Glad you are off to a great year !  That is awesome.  As usual, love your reports.  Not a lot of volume in Mendon but the days on market certainly looks strong year over year as well as the pricing available now to new home buyers !

Bill I agree with George,  any increase is a good thing. DOM and price down in Mendon MA could be a recipe for a great year in real estate.

I have a question, though - I note that you don't use graphs. Does that help bring consumers to your blog, or have you found that it does not matter if graphics are included?
