The owner of one of the properties that I just sold this past week at 10 Redwood Drive in Milford Massachusetts did something that I will never forget. It actually started about a year prior when I had their home on the market in 2006. I had put the home on the market and did the typical marketing efforts that I would on any home I am selling in the Metrowest MA area. It went under agreement a few months after I initially listed it. I drew up all the contracts and attended the inspections as any good Realtor would.
As it turns out, the buyer got cold feet and decided that they did not want to move forward with the purchase. During this time the seller found out that they would not need to be moving, as the job they had planned on was not panning out. The seller decided to take their home off the market and told me they would be giving me a call next year when their new employment position was firmed up. Ok no big deal, plans change, this happens from time to time in the real estate business.
The seller was so apologetic to me because they were taking their home off the market and I would not be making a sale - WOW! This was a breath of fresh air. I had never had a seller apologize and would never expect them too. The story gets better when a week letter I get a very nice card in the mail thanking me for all the time and energy I had spent in getting their home under agreement. Enclosed in this card was a gift type credit card for $300!! I was overwhelmed. I could not believe the seller had done this. I was embarrassed and did not feel like I could except the gift. I called the seller and explained that this was a wonderful gesture but I could not accept the gift. The seller would not hear of it. After spending quite a bit of time trying to convince the seller that I did not feel right about taking his gift, he made me accept it.
He called me this past spring and I put his home on the market and sold it again for him. The property was listed at $369,900 and sold for $365,000. It was on the market for 52 days....well under the days on market average for the Milford MA Real Estate market. I received this note from the sellers after the closing:
"Thank you, Bill, for the great job in selling our home in Milford. In a tough real estate market, you were able to sell our home in a favorable amount of time and close to the listing price. We appreciate your sincere efforts in marketing our home and providing us with timely updates. You were always accessible, prompt, cordial, and very professional. We would highly recommend you to anybody. Thanks again for making the process of selling our home very smooth."
I wish I had more client like these. These are the type of people that make you feel good about your job and life in general. I have been selling Real Estate in the Milford MA area for the last 21 years. This has to have been one of my best clients.
