This Uxbridge Massachusetts home is a one of a kind property with historic significance! The home is known as the Benjamin Adams House and is listed in the National Historical Registry.

Benjamin Adams was an American lawyer and politician. Adams was born in Mendon, Massachusetts in 1764.  Adams grew up in Mendon, which was then a rural agricultural community that borders Uxbridge MA. He was well educated by the public schools in that community.

He was elected to the Massachusetts House of Representatives in 1809, later winning election to the Massachusetts Senate in 1814 through 1815. In 1816, he was elected to the United States House of Representatives from Massachusetts, serving in that body until 1821. He was then re-elected to the Massachusetts State Senate, and served there through 1825. The home here in Uxbridge was named after Benjamin in his memory.

The property is most unusual in the fact that it is now classified as a "condominium". The home is attached to a 7 home condominium project known as "Benjamin Adams Landing". The property is considered part of the association and is afforded all the same benefits a condominium would have including all of the exterior maintenance taken care of by the association.

The interior of the propery is just magnificent. Upon entering you are great by a large open foyer with high ceilings and a turned staircase. The foyer is flanked by a library with a fireplace, hardwood flooring, built-ins and interesting ceiling details as well as a dining room with a fireplace, bay window and interesting high ceiling.

The informal family room also has a floor to ceiling brick fireplace, beamed ceilings, pine flooring, paneled walls and a built-in "tavern area". There is also access to a three season porch which steps out to the back yard area.

The formal living room happens to be one of my favorites as it also has a beautiful fireplace (there are six in total), Built-in cabinetry, hardwood flooring, and an authentic tin ceiling! There is also a "secret" staircase that goes up above the room. Directly off the living room is a spacious kitchen with Oak cabinetry, hardwood flooring, wainscoting, a large pantry and wood stove. There is a great view of the spacious backyard and patio area.

The kitchen and NEW 2 car attached garage are connected via a storage/catch all area. The garage was added a few years ago at the time the condos were built behind the home.

The 2nd floor is just as interesting as the 1st with four exceptionally large bedrooms. All of the bedrooms have attractive pine flooring and two of the bedrooms have fireplaces. There is a full bath that has been updated with tile flooring and a shower. The claw foots tub is a hint at the baths original age.

The third floor in the home is semi finished with two additional rooms. There are pine floors, a foyer area with skylights and two good size rooms one with built-ins.

In total the home has 11 rooms, 4 bedrooms and 1.5 baths. The living area is 3168 which is totally unheard of for a condominium! The condo fee is $400 per month and includes all exterior maintenance as well as the master insurance.

Bill, I just love antiques, and when you can trace a home back and find the historical significance, that is even better! The Benjamin Adams House is fantastic, what a beautiful home, tastefully renovated, and for an amazing price!

Great looking property Bill. I think that having "condominium" privileges would be a bonus. Best of luck with this wonderful new listing.

What a terrific piece of history Bill.  I'll bet the new owners will be so proud of their find.  I love the crawl foot tub ~ we don't see those at all much around here.  Good luck with the new listing...  though I doubt it will be around for very long...

You can do that anytime Bill.  Isn't the buyers agent % enough for you?

Posted by Claire Lombardi almost 2 years ago

Claire - I don't think you realize there are two different and distincts sides to the Real Estate business. In order to have a buyer for your home I would need to have a property in your price range that would generate buyer clients. I do not have one at the moment.

One of the things a good listing agent does is give you unbelievable online exposure. You do not have that with a for sale by owner/entry only listing company. There is so much more to marketing a home than just putting it in MLS. I know you are obviously trying to save money by doing it this way. You always get what you pay for in life. You would be much better off letting a great agent market your home.

How is Frank doing Claire? I have not seen him in a long time. I used to run into him often. If you can convince Frank to meet with me that would be great.

Posted by Bill Gassett Metrowest Massachusetts Real Estate (RE/MAX Executive Realty) almost 2 years ago

Wish I could convince Frank of something/anything...  You know he is very strong willed.  Heidi and her daughter Ryann (5 years old) are living with us now.  So Frank is busy taking care of them as well as working on this house.  He might talk with you if you approached him.  He has done a lot of work on the house to get it ready to sell and is still doing projects he thinks are necessary.  Thanks for your offer.

Thanks Claire. If I see Frank I will definately talk to him about it. I have not run into him in a long time though. If you could convince him to speak with me that would be great.
