In May of 2010 there were 10 homes that closed within the month for Southboro Massachusetts. This is an increase of 5 units, as there was 5 homes that closed in May of 2009.

The Average list price for the homes that closed in May of 2009 was $494,740

The Average list price for the homes that closed in May of 2010 was $602,760

The Average sale price for the homes that closed in May of 2009 was $481,130

The Average sale price for the homes that closed in May of 2010 was $568,980

The Average Market time for the homes that closed in May of 2009 was 128 days.

The Average Market time for the homes that closed in May of 2010 was 78 days.

 

6 homes went under agreement in Southboro MA in the month of May. The average list price of the homes that went under agreement was 574,950. The average time on the market for these Southboro homes were 49 days.

 

                January - December 2008 & 2009 Market Statistics for Southboro Massachusetts

In Southboro MA for the period of January to December 2008 there were 81 properties sold.

In Southboro MA for the period of January to December 2009 there were 66 properties sold.

In Southboro MA for the period of January to December in 2008 the average list price was $617,489 the average sale price was $585,159 and the average market time was 141 days.

In Southboro MA for the period of January to December in 2009 the average list price was $493,542 the average sale price was $472,630 and the average time on the market was 165 days.

While the average sale price in Southboro did drop quite substantially year over year a large part of the reason for this is due to the fact that there were far fewer upper end sales. The middle and lower end of the market in Southboro faired quite well with a stabilization in value. The upper end has remained weak and is more than likely not at the market bottom yet.

The average days on market went up in Southboro from 2008 again due to the fact the upper end of the market remained weak. There were quite a few more sales in 2009 as compared to 2008.

Bill - Wowsa !  Days on market were much lower and the sales prices much higher !  A nice improving market for Southboro Real Estate !  Love these reports that you do !

Hi Bill, I am guessing that the numbers are quite encouraging and that you are seeing the beginning of the rise form the " Ashes". I am seeing various real estate markets all across the country reporting on sales that seem to indicate we are gaining on the past problems and real estate in general is looking a lot more promising than it has over the past several years.
