Over the last three years I have been successfully completing short sales throughout the Metrowest Massachusetts area. Most of the time I am representing the seller and so far (knock on wood) I have never had a short sale that did not close! I have numerous short sale approvals under my belt which has allowed me to help out quite a few people who have needed my expertise.

In this short sale at 2 Ardmore Circle Medway I represented the buyer. I wrote the offer on this property in October of 2008. Yes you are reading that correctly, October of 2008. This was a Bank of America short sale that was completely mismanaged from start to finish....SURPRISE, SURPRISE! Just as amazing as the complete botch job by Bank of America was the fact that the buyer stayed with the sale for as long as he did.

I could write pages and pages of things that were just mind boggling with Bank of America and their short sale department. I am going to skip the bashing of BOA. Just do a Google search and you can find plenty. It is amazing they are still in business.

This ended up being one of the most gratifying short sales I have been involved in. As someone who has been selling Real Estate for the past 24 years, I can honestly say the buyer was one of the nicest clients I have ever worked with. He certainly had the patience of a Saint.

The frustrating part of this short sale was the fact that I was representing the buyer and not the seller. We were at the mercy of the seller's representatives to get this short sale done. This is not the side of the fence I am usually on in a short sale. When I am representing the seller in a short sale they go very smoothly. I work with a local attorney and have a great team relationship in getting them done.

Hi Bill, it is very frustrating when you have short sale listing agents who don't know what they are doing. We have had 2 lately, one asked Christa do you think I should take a short sale class?

Christa said, "Yes and sit on the front row?"

We have had a contract on one as a buyer agent for 7 months, boggled from start to finish but not by the listing agent as they do many in our area, but by BofA.

You mentioned your buyer has patience and that is the key, if they love the house, don't have to move then usually they will be successful as long as in MI. you don't miss the redemption period.

Bill - congratulation to you and your buyer. That is an incredibly long time to remain involved in a deal like this.It may be a record, or nearly so. Your buyer must be thrilled.

BOA certainly does not have a good rap wioth these transactions but per folks I know they are getting betting. I have a freind who got an approval in about 2 weeks foir a single loan. Now THAT is a record.

Amazing that a buyer was able - and motivated enough - to hang in there, Bill. I've had similar cases where I represented the buyer in a short sale, but never THAT bad. Great job!

Missy - I see quite a few agents in my area that are representing sellers and do not have a clue how to navigate the waters on a short sale. It is frustrating to see sellers not doing their home work on picking an agent that has short sale experience. Amazing that an agent would admit to Christa that they don't know what they are doing. It makes you scratch your head on what the seller was thinking in hiring this agent.

Jeff & Irene - It truly was amazing that the buyer would wait this long on a short sale. He is thrilled that it finally reached a conclusion.

Amazing Bill, now that is stamina ( a Wimbledon feat). Have you checked to see if this is a record. And good clients tend to gravitate to the best agents and your clients were indeed lucky they found you. That is a relationship that a hurricane couldn't break apart. Congratulations Bill!

Bill - Woo hoo !!!!!!!!  What a great story.  Like you, we are typically on the sellers side of the short sale.  The one time we were on the buyer side it just did not go well as I do not believe the listing agent had a clue.  It is amazing that your buyer waited this one out.  BAC is the absolute worst to deal with on short sales !  ~ Chris

WooHoo, Bill!  LOVE that word, SOLD!  Especially on a short sale!  Just had one approved today and I received the email and yelled out loud at my desk!  I know I startled some people but, the first one that heard me said, "Approved short sale?!"  It's like a huge weight is lifted each time you get that approval letter and each one seems to be getting more and more difficult with one particular bank--so, to be able to put that SOLD sign up--is exhilarating!!
