Metrowest MA Homes ~ How to Effectively Market to the Masses Online

Hi Folks - If you are reading this you may be thinking of selling your home or may just have an interest in Real Estate. The Real Estate market has changed over the last few years. It is no longer a seller's market in Metrowest Massachusetts. Creating an on-line presence for your home is vital to increase your chances of getting your home sold for top dollar in a timely manner.

Recently I wrote an article titled Selling your Home in Metrowest MA? It pays to interview a top Realtor. The article covered a few topics including making sure you pick a top agent when selling your home and how the Internet has changed how Realtors market to the buying public. The article explains how over 85% of todays buyers are searching for their home on-line and print advertising is no longer an effective form of marketing.

Below you are going to see in detail the sites that I use to market all my homes in Metrowest Massachusetts. This investment in on-line marketing has allowed me to provide my clients with results. In fact while the rest of the Real Estate community was complaining about how bad the market was, I had my 3rd best year ever in 21 years this past year! 2007 will be another great year! I have a passion for Real Estate and would love to share my successful techniques with you.

Realtor.com is the most heavily traveled website for Real Estate in the world. Realtor.com has ventures with almost every MLS feed in the country. Almost all homes that are in MLS are in Realtor.com. There are big differences in the marketing packages that Realtors use within the site. All my homes that I market in Metrowest MA are "enhanced" with multiple photos and descriptions within Realtor.com This makes a big difference with the consumer and draws far more calls. All my homes that I marketing have a virtual tour from the Real Estate shows as seen below.

RE/MAX.com is the #1 Real Estate company site for traffic in the world. RE/MAX's website allows consumers to get nearly all the real estate listings on the market. The other major franchises such as Coldwell Banker, C-21, and ERA only have their own companies listings. The consumer shopping for a home can visit RE/MAX.com rather than searching multiple sites. This is a very powerful site for marketing homes in Metrowest MA. Remember nobody sells more Real Estate in the world than RE/MAX!

Real Bird is one of the best marketing platforms I have found. The site does an incredible job presenting a home online. A home I am marketing through RealBird will have a slideshow presentation, video tour, large pictures, descriptions, an interactive Google map, links to school information, and link backs to my website and blog for more viral marketing. Here is a sample RealBird presentation. Just awesome!

Zillow.com is one of the fastest growing real estate mediams there is. Zillow initially started as a quick home evaluation site where a home owner could punch in their address and quickly get an on-line market price. The accuracy of the site has been marginal at best. Zillow, however, has turned into a great platform for Realtors to market thier homes. You can upload numerous pictures as well as update statistics on the homes you are marketing. All the homes I am marketing in Metrowest MA get "enhanced" in Zillow.com with multiple photos and descriptions. See this home at 4 Everett Circle in Hopkinton MA as an example of a property enhanced in Zillow.

The Boston.com Real Estate section is one of the most traveled sites for Real Estate in the Metrowest Boston area. All the properties that I am marketing get inserted into the Boston.com Real Estate section with multiple photos.

Active Rain is an on-line community for real estate professionals designed to help them promote and grow their business. Active Rain is a blogging platform that has incredible market presence. Google loves the site. As we say in the Real Estate business the site has major "google juice". I am a member of this site and actively pen new blogs weekly surrounding Real Estate in Metrowest MA. You can see my Metrowest blog here. If you punch into Google "Metrowest MA Real Estate" as a search term, you will see I come up all over the page. Click here.

The localism site is part of the Active Rain site and also has major "google juice". From the Active Rain site you are able to add your blogs to Localism.com which covers your particular area. I am posting all my work to the specific town that I am blogging about in order to come up highly in the search engines. To see an example of Localism in action you can click here to see some articles I have written for Hopkinton MA.

The Real Estate shows is an incredible platform to show off your home on-line. This is a Virtual Tour that I send to MLS, and Realtor.com. It can also be embedded into my Blog at Active Rain. This type of virtual tour is fantastic because it is used with still photos so it does not take long to down load. You can see an example of the Real Estate shows for this home in Hopkinton MA I am marketing.

The V-flyer is a brand new tool I am using to market all my homes in Metrowest MA. The V-flyer is a widget that you can embed into your website or blog to show off the homes your are marketing. When a consumer visits your site they are able to see your homes in a widget and can also print flyers of the specific home they are interested in.

You can see a blog about my Metrowest MA V-flyer here.

Thanks for stopping by Tom. Creating an on-line presence is critical for success in this market. Utilizing numerous sites is key to gaining an effective amount of traffic for my homes. Glad this was helpful.

Bill - this blog could be a listing presentation by itself.  Great work!  This is the type of thing that we should all be doing.  It certainly shows the homeowners that we're "working" for them even if they don't see their home in some small newspaper ad (which I won't do anymore).  Thanks for putting it all together in such a consise way.
Posted by Adam Waldman, Realtor - Long Island (Westcott Group Real Estate Company) about 7 years ago
Adam - Thanks for the feedback. We are thinking alike on this. I actually plan on making this into a brochure that I can use in my listing presentation.

Bill, Excellent list and marketing collateral. I would add Craigslist to this list also.
Posted by waey wyqw (wyq34y) about 7 years ago
Troy - Thanks for visiting and your recommendation of Craigslist. I have used Craigslist in the past and will do so on many of my lower end properties. It seems because of the age bracket of the subscribers to Craigslist they are more suited to the 1st time buyer market. My only complaint with Craigslist is that the ends have to repeated every two weeks.

No problem Robert glad you found this information informative. It is amazing how some agents don't do much over the Internet but the bare bones minimum. 85% of all buyer are finding their homes on the internet. It makes sense to focus your efforts there.

Posted by Bill Gassett, Metrowest Massachusetts Real Estate (RE/MAX Executive Realty) about 7 years ago

I was going to mention Craigslist, but I see it has been addressed.  In the Southern California market, I do not think the demographics are that young.

We also have the Recycler - not sure if it is in your area or not, this is a weekly classified paper that yo buy at convenience store for a buck - full of free classified ads ...and now a website too.

How about eBay?  Have you ever considered using them?  I have not used eBay, but have considered it.

Now Have a Blessed Day,

John - we don't have that publication here. Ebay is a thought....I have heard of others starting to use it. Have you heard anything about how successful it is?

Huntsville PR - Thanks. This actually works as a great listing tool because it is a handy referance to show my potential clients all the places online that I am marketing their home. I actually should update this as I have added more sites since I created this post.

Good morning Bill -- what a great presentation. You've introduced me to some new sites and I can't wait to make use of them! Excellent post! I'm bookmarking this page. Enjoy your day. Regards, C.

Posted by C Tann-Starr (Tann Starr & Associates, Inc.) over 6 years ago

C Tann than you for your compliments. In a challenging Real Estate market it is so important to give your seller clients as much exposure as possible. Far too many Realtors put a home in MLS, Realtor.com, and maybe a personal website, if they have one, and think that is good marketing. I think not. It takes a lot more than that. I have been adding more sites to this list as time has gone by. It is extremely important!

Bill - your online presence is very impressive. I would imagine your listings are selling better than those of the agents in your area due to your expansive online presence. We are just trying out the Real Estate Shows - glad you like it!

Thanks for commenting on my blog!

Posted by Sharon Alters, Your Fleming Island Relocation Agents. (Coldwell Banker Vanguard Realty) about 6 years ago

Sharon - Thank you very much. It does make a big difference especially in a challenging Real Estate market. The Real Estate shows are excellent. It is great that you can now feed them to youtube as well. I have added additional sites to my online repertoire and need to update this list.

Posted by Bill Gassett, Metrowest Massachusetts Real Estate (RE/MAX Executive Realty) about 6 years ago

Bill - you're hired!!! Do you actually hand this out when on listing presentation or do you do something different. We have a condensed version that doesn't go into that much detail about all the online presence we will provide the seller. We noticed that when we went into more details some got confused (information overload). However it does work like a charm - how about there? The problem here is that there are a very few new listings coming out and not many expire. Thanks for another get info piece. ~Rita

Posted by Brian Burke, Broker & Advising Expert-Denver Luxury Real Estate (Kenna Real Estate) almost 6 years ago

Rita I do use this in my listing presentation and explain each of the sites to the seller so they know how and why they are getting the best online exposure possible. The Search Engine optimization is amazing for all my clients. I am now using the best sites as an email that goes out prior to my presentation.

Posted by Bill Gassett, Metrowest Massachusetts Real Estate (RE/MAX Executive Realty) almost 6 years ago

Bill - that's what we do (if we have time before the presentation) to send out an e-mail with some select stuff! Is it working for you (well I'm sure it is) but as in what kind of numbers? The only ones we have lost are either because the seller decided to list with a friend or somebody that was basically offering to do it for nothing + overprice the ... out of the home. ~Rita

Posted by Brian Burke, Broker & Advising Expert-Denver Luxury Real Estate (Kenna Real Estate) almost 6 years ago

The email works really well because it allows the seller to see exactly what you are talking about prior to the meeting. This works really well for me and I rarely loose a listing. If I do it is usually because of some other agent buying the listing by telling them a ridiculous price. Sounds like you have experienced the same:) Often times I get called back in after the other agent has failed miserably.

Posted by Bill Gassett, Metrowest Massachusetts Real Estate (RE/MAX Executive Realty) almost 6 years ago

Bill - I think that this is a great way to show how you market your Metrowest MA homes.  In fact, I liked the idea so much that I started to create a similar chart for my website (hope you don't mind).  I'm 2-3 hours into it and can really appreciate the effort that you put into this post.

Posted by Erik Hitzelberger, Louisville - Middletown Real Estate (RE/MAX Alliance - Louisville REALTOR-Luxury Homes) almost 6 years ago

Erik - Thanks. Here is another idea for you...Add it to your website so consumers visiting there can see exactly the type of effort you put into marketing homes. Here is what it looks like on my Metrowest Real Estate site.

Posted by Bill Gassett, Metrowest Massachusetts Real Estate (RE/MAX Executive Realty) almost 6 years ago

Bill - That is actually exactly where I was going to put it.  I have a page in my listing presentation that has most of the logos.  It is a pretty nice 'wow'.  But I like having the site descriptions as well so that potential clients can see why each site adds value.

Posted by Erik Hitzelberger, Louisville - Middletown Real Estate (RE/MAX Alliance - Louisville REALTOR-Luxury Homes) almost 6 years ago

Bill - Ditto what Erik said. Just this week I had our assistant put the logos of all the places we market on a pagefor our listing presentation but the explanations are really powerful and will help consumers really understand what you are doing. This post should have been featured! I think it may be the single most important post I have read here. What do you think about that???

Posted by Sharon Alters, Your Fleming Island Relocation Agents. (Coldwell Banker Vanguard Realty) almost 6 years ago

Erik & Sharon - I just added Facebook and Twitter to my list on my Metrowest Real Estate site. I know there are others I need to add as well.

How do you find the time to implement your listings into all of these websites?

Posted by Justin almost 4 years ago

Justin it does take quite a long time to get the marketing up and running on one of my listings. This is one of the most important tasks to market and sell a home so the time spent is worth it!
