In August of 2010 there were 13 homes that closed within the month for Holliston Massachusetts. This is a decrease of 4 units as there were 17 homes that closed in August of 2009.

The Average list price for the homes that closed in Holliston for August of 2009 was $429,920

The Average list price for the homes that closed in Holliston for August of 2010 was $411,354

The Average sale price for the homes that closed in Holliston for August of 2009 was $414,468

The Average sale price for the homes that closed in Holliston for August of 2010 was $399,700

The Average Market time for the homes that closed in Holliston for August of 2009 was 70 days.

The Average Market time for the homes that closed in Holliston for August of 2010 was 97 days.

 

6 homes went under agreement in Holliston Massachusetts in the month of August. The average list price of the homes that went under agreement was $528,067. The average time on the market for these Holliston homes were 101 days.

Through August there have been 86 homes sold in Holliston. At this same point in time last year there were 83 homes sold.

In Holliston MA for the period of January to December of 2008 there were 105 properties sold.

In comparing year over year longer term data for Holliston Massachusetts, it appears that there is still a downward trend in the average sale price for homes although it is very small. All indications are that the market could be approaching a bottom. There was an increase in the days on the market for Holliston in 2009 v.s 2008, however there were quite a few more sales in 2009.

Holliston has a good base of housing stock in the 1st time buyer and move up buyer ranges which are the most desired price points.

Bill your market report must be a hit in Holliston MA, you always provide the community with a consistent and informative real estate data.  Looks like you are slightly a head in unit sales for the year when compared to same time last year,  Aalthough the average sale priced dropped.

That 1% drop in price is insignificant, but the 20% increase in transactions is very significant.

Bill, nice report and good to see there is a small increase in sales for the year....hope sales continue upward. Sales in my area is usually good in the fall, but really slow in the winter.

Bill I tend to focus more on units sold than most other data, because that is what seems to affect my end of the business most.  Hopefully next month you will see an increase in that area rather than the decrease that you have reported in your last three market reports.

Bill.. I will agree..  this is a good market report, and it's good that sales have picked up some.  But I am confused, some above said sales increased and some said sales decreased.  I know you had mentioned that August was a tad down, but overall for the year was a tad up.  Did I get that right?  lol SInce others now have me confused.. or did they stop with the August comparison of last year.

When it comes to Metrowest, MA real estate you're certainly on top of you game!

Jeff -  the market overall has been fairly flat although there is some evidence starting to build that values may be creaping downward. Many of the people that look at the stats fail to realize they are just looking at one month of data and draw conclusions from that.
