In July of 2007 there were 13 homes that closed within the month for Medway MA. This is a increase of 10 units as there were 3 homes that closed in July of 2006.

The Average list price for the homes that closed in Medway for July of 2007 was $409,748

The Average list price for the homes that closed in Medway for July of 2006 was $537,433

The Average sale price for the homes that closed in Medway for July of 2007 was $398,408

The Average sale price for the homes that closed in Medway for July of 2006 was $522,333

The Average Market time for the homes that closed in Medway in July of 2007 was 133.

The Average Market time for the homes that closed in Medway July of 2006 was 210 days.

 

There were no homes that went under agreement in Medway MA in the month of July.

                                    January - July Market Statistics for Medway MA

In Medway MA for the period of January to July of 2007 there were 81 properties sold.

In Medway MA for the period of January to July 2006 there were 41 properties sold.

In Medway MA for the period of January to July in 2007 the average list price was $442,922 the average sale price was $426,641, and the average market time was 162 days.

In Medway MA for the period of January to July in 2006 the average list price was $496,716 the average sale price was $485,083 and the average time on the market was 130 days.

** The above statistics are for single family homes only and do not include condo's or Multi-family homes in Medway MA.

In comparing year over year longer term data for Medway MA, the average list price and sale price both went down year over year from January to July. This can be attributed to the on going weakness in the real estate market in Metrowest MA. There was also a substantial increase in the days on the market for the same period in Medway MA. The number of homes sold in the January to July time period went up, however, by  forty homes year over year. This is a substantial increase that other area towns have not experienced. Medway has a good inventory base in the 350k-450k price point which is a high demand price point for buyers.

These statistics are similar to many of the towns in Metrowest MA. Most of the surrounding towns experienced a decrease in the average list price and sale price for the January to July time frame. 

Selling a home in Medway MA or other Metrowest town is heavily dependant on pricing your home properly and picking an agent that will create an "online market presence" for your home. As a home seller, you need to be aware that the market in Medway MA and many other Metrowest communities has changed over the last two and a half years. We are no longer in a seller's market. When selling a home in Medway MA, it pays to have a pro in your corner representing you.
