The Average Market time for the homes that closed in October of 2009 was 196 days.
The Average Market time for the homes that closed in October of 2010 was 75 days.
There were 5 homes that went under agreement in Upton Massachusetts in the month of October. The average list price of the homes that went under agreement was $370,940. The average market time for these homes was 224 days.
Through October there have been 53 homes sold in Upton. At this same point in time last year there were 46 sales.

Bill I have been noticing a decrease in the number of units sold in the majority of your Market Reports. Hope that trend turns around.
More homes are selling~ this is good good good!! Must have larger amounts of inventory with that mixed report!
Bill, I noticed here in the Raleigh NC area that our showings have almost declined by 50% in the last few months. Same for your area? Sure hope the market starts a turn upward for Upton MA real soon.
Pam - Unfortunately we are experiencing a large drop in activity as well. This comes as no surprise to me as we are heading into a tradtionally slow time of the year for Real Estate here.
Hi Bill! Well, at least 1 of the 3 categories (DOM) has improved! Sellers pricing their homes at market value are helping us here as well. They're going faster but, for less $$!

Bill yes this is a trend in my market too, fewer sales in some area. Once again you provided the residents of Upton MA and anyone thinking of relocating to the area with an overview of the market during October and you do know the market.
Bill - Even though there are less homes being sold, the days on market are down dramatically. Would not be surprised if you are involved in some of the activity ! Great reports as usual ! ~ Chris
Looks like buyers are taking advantage of the year-over-year 10% drop in prices. Sellers must really like the shortened DOM.

Although the average list and sale prices have fallen, at least the market time is down. Makes sense...lower prices make people move a little faster. We are grinding to halt with the approaching holidays...and winter:)
