In June of 2011 there were 16 homes that closed within the month for Southboro Massachusetts. This is the same amount of units, as there were 16 homes that closed in June of 2010.
The Average list price for the homes that closed in June of 2010 was $638,413
The Average list price for the homes that closed in June of 2011 was $631,206
The Average sale price for the homes that closed in June of 2010 was $615,175
The Average sale price for the homes that closed in June of 2011 was $617,028
The Average Market time for the homes that closed in June of 2010 was 102 days.
The Average Market time for the homes that closed in June of 2011 was 110 days.
13 homes went under agreement in Southboro MA in the month of June. The average list price of the homes that went under agreement was 641,325. The average time on the market for these Southboro homes were 115 days.
In 2010 there were 81 Real Estate transactions in Southboro. In 2009 there were 82 transactions in Southboro.

The middle and lower end of the market in Southboro faired quite well with a stabilization in value as well.
Going forward it looks like the market could be approaching the bottom.
The average days on market went down in Southboro for 2010 as compared ot 2009.

Bill interesting that the same number of homes closed in Southboro two years in a row. A very informative report as usual.
Bill, it is very astute for you to mention that the reason the prices are going up is the sale of higher end homes. We have experienced the same in our Ponte Vedra Beach area. If you take a cursory look, prices have gone up. Take a closer look and you will see it is because more $1,000,000+ homes have sold. Excellent report on Southboro Real Estate Market.
