In July of 2011 there were 11 homes that closed within the month for Southboro Massachusetts. This is an increase of 4 units, as there were 7 homes that closed in July of 2010.

The Average list price for the homes that closed in July of 2010 was $529,214

The Average list price for the homes that closed in July of 2011 was $642,018

The Average sale price for the homes that closed in July of 2010 was $500,529

The Average sale price for the homes that closed in July of 2011 was $617,031

The Average Market time for the homes that closed in July of 2010 was 63 days.

The Average Market time for the homes that closed in July of 2011 was 144 days.

 

5 homes went under agreement in Southboro MA in the month of July. The average list price of the homes that went under agreement was 504,847. The average time on the market for these Southboro homes were 60 days.

In 2010 there were 81 Real Estate transactions in Southboro. In 2009 there were 82 transactions in Southboro.

In Southboro MA for the period of January to December 20010 there were 81 properties sold.

In Southboro MA for the period of January to December 2009 there were 66 properties sold.

In Southboro MA for the period of January to December in 2010 the average list price was $712,199 the average sale price was $660,382 and the average market time was 136 days.

The average sale price in Southboro increased by a pretty big clip year over year but a large part of the reason for this was due to the fact that there were quite a few upper end sales including one for $3.5 million. The middle and lower end of the market in Southboro faired quite well with a stabilization in value as well.

Going forward it looks like the market could be approaching the bottom.

The average days on market went down in Southboro for 2010 as compared ot 2009.

Bill, I know a month does not make a trend, but isn't it nice when we see things moving and happening, not in a downward movement, like your Southboro MA market report shows us.

It's always interesting to see how these metrics play out in a marketplace.  I like to see how the volume of transactions is tracking as that gives me an indication of how many buyers are out in the marketplace.
