In September of 2011 there were 6 homes that closed within the month for Southboro Massachusetts. This is an increase of 5 units, as there was 1 home that closed in September of 2010.

The Average list price for the homes that closed in September of 2010 was $624,900

The Average list price for the homes that closed in September of 2011 was $430,800

The Average sale price for the homes that closed in September of 2010 was $595,000

The Average sale price for the homes that closed in September of 2011 was $421,433

The Average Market time for the homes that closed in September of 2010 was 6 days.

The Average Market time for the homes that closed in September of 2011 was 139 days.

 

5 homes went under agreement in Southboro MA in the month of September. The average list price of the homes that went under agreement was 499,900. The average time on the market for these Southboro homes were 112 days.

In 2010 there were 81 Real Estate transactions in Southboro. In 2009 there were 82 transactions in Southboro.

The average sale price in Southboro increased by a pretty big clip year over year but a large part of the reason for this was due to the fact that there were quite a few upper end sales including one for $3.5 million. The middle and lower end of the market in Southboro faired quite well with a stabilization in value as well.

Going forward it looks like the market could be approaching the bottom.

The average days on market went down in Southboro for 2010 as compared ot 2009.

Bill: Quite a difference between 2010 and 2011 for both DOM and SP in the Southboro MA real estate market.

Bill, Well looks like Southboro's market report is quite different from 2010. But, this will show sellers how they have to be realistically priced to compete in this market!

Well Bill it seems that buyers are not pressing ahead in Southboro MA right now...wow have prices fell for sure...a good buyer is tough to come by many times.
