I just sold this home at 24 Hookset in Medway Massachusetts a few weeks ago. The buyers were excellent clients and I enjoyed working with them very much. I had previously sold their home in Hopkinton last year and they were waiting for the perfect home to come on the market.
What is so interesting about these guys is that I knew exactly what they liked after working with them for many months. This is not always the case with many buyers. The 1st time we saw this home was at night and it was pitch black outside.
I had looked at all the photography online and knew exactly what the floor plan and the condition seemed to show. Before they even set foot in the house I told them they were going to buy it. I made this prediction while standing on the side walk in 20 degree weather. This is the 1st time I had ever made such a bold statement to a buyer! They both looked at me like I was off my rocker:)
While walking in the immediate 1st impression was that the property was in excellent shape. You could tell the owner had a lot of pride in their home. The best features were the large kitchen that was open to a very nice family room with a fireplace. The bedrooms were all good size. My buyers really liked the home and told me as we were leaving they most likely wanted to make an offer but wanted to sleep on it.
I told them we needed to act on this home because it was in an excellent neighborhood, priced really well, and at a price point where the inventory was really low. I mentioned to them that I thought the home would have multiple offers. The buyers ended up putting in an offer the next day and sure enough there were multiple bids. I explained that there are a few ways of handling multiple offers and that the seller/Realtor would probably ask for our best and final offer. This is exactly how things played out.
The home was listed at $359,900 and we ended up putting a bid in slightly over asking. My buyers really thought this Medway home had everything they wanted and did not want to lose it. We ended up with the winning bid and the rest is history.

Great recap of the sale Bill. I've made that statement myself a time or two but never before going into the house. That was pretty brave of you but you must have have a great feeling about it and the pics must have been very true to life. Have a nice weekend.

We have seen more and more bidding wars and sales over list price lately here in Miami. SIX of the offers I wrote for my clients last week were ALL outbid by at or over list price offers from other buyers. The tide is changing, slowly but surely!
Bill, it's amazing how easy it is for us to figure out exactly what some of our clients want... Right now I am working with a client I have been helping since 11/06... Yes, you read correctly, 06. Two years ago I took her to the neighborhood where she is going to buy and told her that this is where she needed to be. Two years later, we are days from writing a contract on a property in that very neighborhood. She hasn't made an offer yet, so the jury is still out, but I am hopeful that "The sun will come out tomorrow..." :-)
Congratulations! If I were in that area and needed a Realtor, you would definitely be my first choice. I haven't considered celebrating my successes in my blog - great job.

Hi Bill--This is just proof that you are the consumate professional--you actually listen to your clients' needs and find what they're looking for in a home. Listing IS your gig but, because you represent sellers so well, it helped you with your understanding of your buyers needs.

Bill - Congratulations. I love the idea of you sharing your experience with your buyers and you really found them a nice home. The key is really focusing on their needs which you did. I am working with a buyer who I tried telling that the house he truly loved would get multiple offers and even when it did happen he just would not accept the fact, and thought it was a marketing ploy. When clients listen to your professional advice it makes the process fun for all; however when the buyer knows it all from watching the TV shows the process can be a nightmare.

Teri - The home was not bank owned. Believe it or not we still do have an occasional multiple offer situation when the home is priced well and in certain prices points with low inventory.
