For those that like to entertain during the warmer months there is a stunning brick paver patio/stone work that was added over the last couple years.

Additional upgrades include new windows, heating system and brick walk ways. In total there are 6 rooms, 3 bedrooms and two full baths. The total gross living area is around 1600 square feet. The lot is .18 acres and the taxes for 2011 are $2984.

Milford Market Report for July 2007

In July of 2007 there were 13 homes that closed within the month for Milford MA. This is an decrease of seven units as there were twenry homes that closed in July of 2006.

The Average list price for the homes that closed in Milford for July of 2007 was $376,758

The Average list price for the homes that closed in Milford for July of 2006 was $395,622

The Average sale price for the homes that closed in Milford for July of 2007 was $364,538

The Average sale price for the homes that closed in Milford for July of 2006 was $384,040

The Average Market time for the homes that closed in Milford in July of 2007 was 149 days.

The Average Market time for the homes that closed in Milford July of 2006 was 139 days.

Six homes went under agreement in Milford MA in the month of July. The average list price of the homes that went under agreement was $341,567. The average time on the market for these Milford homes were 113 days.

January - July Market Statistics for Milford MA

In Milford MA for the period of January to July of 2007 there were 82 properties sold.

When purchasing a home one of the things that buyer’s will be asked is whether or not they want Real Estate title insurance. Often times I find that home buyer’s lament over this decision because of the expense involved. Real Estate title insurance is certainly not cheap!

While title insurance is a one time expense, it can be disturbing for a buyer tight on cash to have to come up with such a large unexpected expenditure. Real Estate title insurance can easily run into thousands of dollars in a home purchase. Unlike other insurance policies there is no monthly premiums with title insurance.

It is a one time expense covering the owner until the property is sold. One of the questions I get asked a lot by my clients is “should I purchase title insurance’? Let me first explain what title insurance is and what it covers. Real Estate title insurance is a type of insurance that covers financial loss from defects in title to real property and from the invalidity of mortgage liens.

A title policy is put in place to protect an owner’s or lender’s financial interest in a property against loss due to title defects, liens or other matters. The insurance will defend against a lawsuit attacking the title as it is insured, or reimburse the insured for the monetary loss incurred, up to the dollar amount of insurance provided for in the policy. Pub/Restaurant Profile of Stones Public House, Ashland, MA 01721

Stones Public House formerly know as John Stone's Inn is located in the center of Ashland Massachusetts at 179 Main Street. The pub/restaurant sits next to the "T" commuter rail that heads to Boston. This famous Ashland landmark was built in 1832. It was built by John Stone who called the business the Railroad House. The pub was originally open by Stone as a hotel when he heard that the railroad would be passing through the center of town.

This old style Irish pub has a terrific atmosphere. The interior has classic New England charm. There is a massive brick fireplace for cold winter evenings, large wood beams, and stately built-in book cases. You will find candle lit tables that gives you a cozy warm feeling. The exterior is complimented by a large sprawling porch and a tucked away patio area.

John Stone's Inn has quite a bit of history. The restaurant is believed to be haunted! You can read the whole story here for "Captain John Stones Haunted Inn". According to the stories this famous Ashland MA restaurant has a "super natural" past. If you enjoy ghost stories you will love this article.

The man who is considered to have turned this pub/restaurant to it's former glory was Leonard "Cappy" Fournier who purchased the building in 1976. Stones Public House has changed hands a few times since then. Fournier is also credited with digging up the storied haunted past.

The Menu at Stone's is filled with modern Irish cuisine and an ample selection of beer. My favorite item on the menu has to be the seared mustard crusted salmon with spinach, bacon, and roasted potatoes. Can you say delicious! Lastly, Stones Public House is home to weekly entertainment with some excellent local Blues bands. If you are looking for a relaxed atmosphere be sure to check out this place out. You won't be disappointed! Sunday evenings are dedicated as open mike nights where you can see an interesting combination of local talent.

Of course during the warmer months Stone's patio is an excellent spot to relax and have a drink!
