Understanding Short Sale Transactions | A Guide to Short Sale Facts & Myths

A short sale unfortunately has become a common buzz word in the Real Estate industry. For those that have been hearing the term "short sale" and don't quite understand what it means, a short sale is a legal lender approved solution designed to assist a home owners who is financially strapped to get out from under their mortgage debt.

A short sale is negotiated through the mortgage holder of an owners home where by the mortgage holder agrees to take less than what home owner owes on the property.

A quick example of a short sale would be if a home owner owes $400,000 on their current mortgage and their home is only worth $350,000. The lender in this example would agree to take a short fall of $50,000 at closing.

In some cases the mortgage holder may completely wipe out the debt and the home owner does not have to repay the 50,000. Many lenders may require a seller to sign a note and repay the debt over a certain amount of time. Typically the debt will be reduced and the owner may receive favorable repayment terms of the short fall.

There is quite a bit to know about short sales from both a buyer's and seller's perspective. I have been successfully been completing Massachusetts short sales over the last three years. In fact (knock on wood) I have never had a short sale that did not get approved! Successfully completing a short sale is about understanding the process.

Many consumers make extremely poor choices by working with Real Estate agents that don’t have a lick of experience with getting short sales approved. Picking a good short sale Realtor is critical to your success.

The following is a number of specific topics about short sale transactions that you would want to be aware of if you are planning to either buy or sell one of these types of distressed properties.

Stop making mortgage payments during a short sale? ~ Whether or not a home owner should continue to make mortgage payments is a common question that many sellers want to know when considering a short sale. The most common answer to this question is YES, however it really depends on the lender! Click the link to understand all the considerations.

Picking the right short sale Realtor ~ Picking a Realtor to work with in a short sale is very different than a traditional transaction. You want to work with an agent that has experience successfully closing this type of transaction. Remember as a seller you could potentially be facing a foreclosure. There are many mistakes that are made by agents handling short sales. Don't get caught with your pants down!

Questions to ask a short sale listing agent ~ If you are thinking about buying a short sale there are some specific questions you can ask the listing agent to determine the probability that the short sale will be approved or not. These short sale questions will also help determine if the Realtor handling the short sale knows what they are doing!

Acceptable hardships for a short sale ~ On many occasions when doing a short sale the lender is going to require some kind of hardship on the part of the seller. Short sale hardships however, have become less rigid recently and some lenders are becoming more concerned strictkly on whether the short sale would benefit them more than a foreclosure sale.

Short sale tax consequences ~ Understanding the tax consequences in a short sale is one of the most important considerations for a home seller. Whether the short sale home was a primary residence or an investment property can have different tax implications.

Getting short sale debt released ~ Getting the debt released on a short sale is obviously a very big deal. Many Realtors that are working with short sales don't have any knowledge of how to get the debt released. A seller needs to pay particular attention to this detail as you can expect to be hearing from a collection agency without it!

When to do a short sale home inspection ~ This topic is important to understand from both a buyer's and seller's perspective. A home inspection should be done before short sale approval and NOT after. Read the article to understand why it benefits both the buyer and seller to do so.

Strategic default vs short sale ~ There are many home owners who are deciding just to walk away from their homes. Fannie Mae has started to crack down on this practice and is now penalizing borrowers from getting a mortgage for up to seven years! A perfect alternative to a strategic default is a short sale.

Short Sale Fraud - There are many forms of short sale fraud. The example discussed here is when an investor and Realtor engage in fraudulent activity that is not disclosed to the lender. Both consumers and Realtors need to do their home work when considering tying up their home sale with a short sale investor.

Realtors don't let Short Sale Investors negotiate with the lender ~ If you are a short sale Realtor or are thinking of starting to work with short sales and are approached by an investor who want to negotiate directly with the lender, I would really think twice about it! Unless of course you don't mind increasing the odds of getting sued if something goes wrong.

Free SEO Through Google Local Business Pages

Whether or not to write this article kind of had me torn. On the one hand I have always been willing to share my SEO knowledge to those at Active Rain and other social media sites that subscribe to me and I have become friends with.

In fact there are quite a few that call or email me when they have a question about search engine optimization (SEO).

Paying it forward has always been something I have done. Why is this so different? That is easy.

By following this article I am going to be giving other local Realtors the ability to compete with me on a local level through Google local business search.

While local search is a very small part of Internet optimization it is an extremely important piece of it.

Doing well in the local search means much more than just having a listing in Google Maps.

Local search is a competitive and increasingly critical space of the web that local businesses need to take seriously.

Those that have mastered the art of having a well indexed website, combined with an exceptionally written Real Estate blog can increase their business substantially, especially when combined with a coordinated social media effort.

People today spend hours in front of a computer. When a consumer wants to find a company or person to work with now more than ever they use the Internet as a tool. The days of grabbing the phone book often times have been replaced by our ability to type on a keyboard.

This could quite possibly be the best piece of FREE advice you read this week. This will work for anyone that has a business and wants to get noticed! So whether you are a mortgage broker, attorney, home inspector, home stager, or anything else for that matter listen up!!

In the screen shot above you will notice that I punched in Hopkinton MA Realtors. So whenever a consumer is looking to work with a local Realtor in my town guess who is in the #1 position! This did not cost me a dime and I am going to show you how you to can be in the Google list of the top seven results.

The 1st thing you are going to need to do if you have not already is claim your business in Google or if they don't have your company in their results to create your business.

For those that don't know how to do this here is a complete explanation: Claiming your listing at the local business center.

Once you have claimed your business you will need to go in and edit your listing. This is where you will need to make your profile stand out to the search engines. Above all else you will want to be as detailed as possible.

You will want to write a description about yourself or your company using the keywords you want to rank for.
Make sure you fill in all the contact information such as address, email and phone numbers.
Filling in all the categories are important....for example if you are a Realtor; Real Estate, Realtor, and Realty are good categories.
Add appropriate pictures of yourself/company
Add a video if you have one
Have others review your services: In other words a testimonial about you.

Metrowest MA Homes ~ How to Effectively Market to the Masses Online

Hi Folks - If you are reading this you may be thinking of selling your home or may just have an interest in Real Estate. The Real Estate market has changed over the last few years. It is no longer a seller's market in Metrowest Massachusetts. Creating an on-line presence for your home is vital to increase your chances of getting your home sold for top dollar in a timely manner.

Recently I wrote an article titled Selling your Home in Metrowest MA? It pays to interview a top Realtor. The article covered a few topics including making sure you pick a top agent when selling your home and how the Internet has changed how Realtors market to the buying public. The article explains how over 85% of todays buyers are searching for their home on-line and print advertising is no longer an effective form of marketing.

Below you are going to see in detail the sites that I use to market all my homes in Metrowest Massachusetts. This investment in on-line marketing has allowed me to provide my clients with results. In fact while the rest of the Real Estate community was complaining about how bad the market was, I had my 3rd best year ever in 21 years this past year! 2007 will be another great year! I have a passion for Real Estate and would love to share my successful techniques with you.

Realtor.com is the most heavily traveled website for Real Estate in the world. Realtor.com has ventures with almost every MLS feed in the country. Almost all homes that are in MLS are in Realtor.com. There are big differences in the marketing packages that Realtors use within the site. All my homes that I market in Metrowest MA are "enhanced" with multiple photos and descriptions within Realtor.com This makes a big difference with the consumer and draws far more calls. All my homes that I marketing have a virtual tour from the Real Estate shows as seen below.

RE/MAX.com is the #1 Real Estate company site for traffic in the world. RE/MAX's website allows consumers to get nearly all the real estate listings on the market. The other major franchises such as Coldwell Banker, C-21, and ERA only have their own companies listings. The consumer shopping for a home can visit RE/MAX.com rather than searching multiple sites. This is a very powerful site for marketing homes in Metrowest MA. Remember nobody sells more Real Estate in the world than RE/MAX!

Real Bird is one of the best marketing platforms I have found. The site does an incredible job presenting a home online. A home I am marketing through RealBird will have a slideshow presentation, video tour, large pictures, descriptions, an interactive Google map, links to school information, and link backs to my website and blog for more viral marketing. Here is a sample RealBird presentation. Just awesome!

Zillow.com is one of the fastest growing real estate mediams there is. Zillow initially started as a quick home evaluation site where a home owner could punch in their address and quickly get an on-line market price. The accuracy of the site has been marginal at best. Zillow, however, has turned into a great platform for Realtors to market thier homes. You can upload numerous pictures as well as update statistics on the homes you are marketing. All the homes I am marketing in Metrowest MA get "enhanced" in Zillow.com with multiple photos and descriptions. See this home at 4 Everett Circle in Hopkinton MA as an example of a property enhanced in Zillow.

The Boston.com Real Estate section is one of the most traveled sites for Real Estate in the Metrowest Boston area. All the properties that I am marketing get inserted into the Boston.com Real Estate section with multiple photos.

Active Rain is an on-line community for real estate professionals designed to help them promote and grow their business. Active Rain is a blogging platform that has incredible market presence. Google loves the site. As we say in the Real Estate business the site has major "google juice". I am a member of this site and actively pen new blogs weekly surrounding Real Estate in Metrowest MA. You can see my Metrowest blog here. If you punch into Google "Metrowest MA Real Estate" as a search term, you will see I come up all over the page. Click here.

The localism site is part of the Active Rain site and also has major "google juice". From the Active Rain site you are able to add your blogs to Localism.com which covers your particular area. I am posting all my work to the specific town that I am blogging about in order to come up highly in the search engines. The Real Estate shows is an incredible platform to show off your home on-line. This is a Virtual Tour that I send to MLS, and Realtor.com. It can also be embedded into my Blog at Active Rain. This type of virtual tour is fantastic because it is used with still photos so it does not take long to down load. You can see an example of the Real Estate shows for this home in Hopkinton MA I am marketing.

The V-flyer is a brand new tool I am using to market all my homes in Metrowest MA. The V-flyer is a widget that you can embed into your website or blog to show off the homes your are marketing. When a consumer visits your site they are able to see your homes in a widget and can also print flyers of the specific home they are interested in.

Topix is a highly indexed news site that has excellent presence in Google. I am one of the news editors for the following towns: Hopkinton, Holliston, Southboro, Milford, Ashland, Westboro, and Northbridge. I add all my listings to the site for incredible online exposure.

YourStreet is a news channel that covers news all over the country and is based on geographical location. I send all my Real Estate listings to Yourstreet which brings traffic back to my Real Estate blog.

I send all the video Real Estate tours that I create for the homes I am marketing to You Tube. You Tube continues to grow by leaps and bounds and is viewed by millions of people across the world.

My MLS property finder site allows me to sign up customers who may be looking at any number of towns in Metrowest MA. Once a client is signed up they receive daily updates via email of any new properties that have come on the market that match their search criteria. The Squidoo site is a social marketing site that allows the user to create a "lense" which is a fancy term for website. The Squidoo site also has remarkably good google rank. The site is filled with tips and advice, School information, Real Estate RSS feeds, MLS access, and quite a few other great Real Estate tools.

The following sites are submitted through my Point2agent website. The point2agent website gets your listings out there through all these syndication partners they have teamed up with. All of the homes that I am marketing in Metrowest MA get submitted to these powerful sites. Hotpads.com is a map based Real Estate search engine, listing homes for sale, apartments, condos, and rental houses.

NY Times.com, the #1 Newspaper website in the US, and the Great Homes network of newspaper websites, Including the Boston Globe, The International Herald Tribune, The Sarasota Herald Tribune, and the Santa Rosa Press Democrat extends your reach to approximately 36 million unique visitors per month. All my homes in Metrowest MA hit this news source.

Yahoo! Inc is one of the most trafficked Internet destinations worldwide. With my Point2 website, listings for my Homes in Metrowest MA are fed directly to Yahoo.

Looking for an outstanding townhome in the Grafton Massachusetts area? Look no further than this luxury condo in the Hilltop Farms neighborhood conveniently located off of Williams Street. This Pulte condo shines inside and out! This unit is The Jamison model which happens to be the most popular design in the neighborhood.

The townhome is set on a beautiful private lot with only two units in the building for maximum privacy. There is a great side and backyard. As you can see from the photos above the views are just spectacular.

The Average list price for the homes that closed in July of 2010 was $469,933

The Average sale price for the homes that closed in July of 2009 was $607,813

The Average sale price for the homes that closed in July of 2010 was $447,000

The Average Market time for the homes that closed in July of 2009 was 154 days.

The Average Market time for the homes that closed in July of 2010 was 62 days.

While the average sale price in Southboro did drop quite substantially year over year a large part of the reason for this is due to the fact that there were far fewer upper end sales. The middle and lower end of the market in Southboro faired quite well with a stabilization in value. The upper end has remained weak and is more than likely not at the market bottom yet.

The average days on market went up in Southboro from 2008 again due to the fact the upper end of the market remained weak. There were quite a few more sales in 2009 as compared to 2008.

In July of 2010 there were 8 homes that closed within the month for Milford Massachusetts. This is an decrease of 13 units, as there were 21 homes that closed in July of 2009.

The Average list price for the homes that closed in Milford for July of 2009 was $279,925

The Average list price for the homes that closed in Milford for July of 2010 was $207,525

The Average sale price for the homes that closed in Milford for July of 2009 was $272,760

The Average sale price for the homes that closed in Milford for July of 2010 was $198,563

Westboro Massachusetts Real Estate Market Report for July 2010

In July of 2010 there were 11 homes that closed within the month for Westboro Massachusetts. This is an decrease of 5 units, as there were 16 homes that closed in July of 2009.

The Average list price for the homes that closed in Westboro for July of 2009 was $444,406

The Average list price for the homes that closed in Westboro for July of 2010 was $557,545

The Average sale price for the homes that closed in Westboro for July of 2009 was $436,731

The Average sale price for the homes that closed in Westboro for July of 2010 was $536,613

The Average Market time for the homes that closed in Westboro in July of 2009 was 87 days.
