Upton MA Realtors ~ Just Sold 323 Westboro Road Upton Massachusetts. Listed at $549,900 and SOLD at $549,900 by Bill Gassett, RE/MAX Executive Realty on 7/28/2011.

This home at 323 Westboro Road in Upton Massachusetts was a diamond in the rough! It was very close to being a short sale but with a full price offer we avoided having to get third party approval. The buyer got themselves one heck of a deal in this Upton home starting with a magnificent setting. The home is set a few hundred feet off the road so you have the ultimate private setting on a heavily treed lot.

The former owner was a builder who custom built this Colonial as his own residence. The property has many outstanding features including a tremendous Cherry kitchen with center island, peninsula, granite counters, wall oven and cook top. The kitchen was one of my favorite rooms as it was just so well done.

Directly off the kitchen was a large great room with vaulted ceilings, skylights, a wood stove and stunning Cherry flooring. if you like to entertain both the family and kitchen are totally conducive to having a fantastic party.

The living room was also directly off the kitchen andwas perfect for an additional sitting area off the eat-in portion of the kitchen. This area was appointed with a fireplace and hardwood flooring. Adjoining the living room was a screened porch that again ties in well for entertainment purposes.

Rounding out the 1st floor is a formal dining room that has hardwood flooring, crown moldings and a built-in wine cooler.

The second floor had a well designed floor plan that was highlighted by a very cool master suite that had vaulted ceilings and skylights as well as a Mahogany balcony that overlooks the back yard. Additionally there was a sitting room, large walk-in closet with built-ins and a lavish bath!

Most buyer would not want to leave the bath when you see the whirlpool tub, custom tile shower and his and her sinks with marble tops. You can tell the builder took a lot of time and effort thinking out the design.

Servicing the two other good size bedrooms on this floor was a bath that connected both bedrooms Jack & Jill style.

The 3rd floor was finished with an area that could serve multiple purposes. This space included a bedroom, family room and full bath. It could work perfectly for a teenager that wants their own separate space.

There was also some additional living space in the lower level that would work out great as a kids retreat.

In total there are 11 rooms, 4 bedrooms and 3.5 baths. The total gross living area exclusive of the basement space is around 3750 square feet.

Additional features and amenities included a 2 car detached garage in addition to the attached garage with the home. There is central air, central vac, a security system, dog fence and the roof is only two years old.

The lot is 2.81 acres and is sure to be one of the many selling features to a buyer looking for the ultimate private setting.

Let me start by saying that if you are in the market for a large home with an incredible amount of detail that could not be duplicated for the current list price, then you should come take a look at 266 North Street Upton! An atrium door leads out to the pool area. Rounding out the first floor is a full bath and laundry room that is conveniently located off of the garage where there is a mud room area.

The second floor of this home has barely been lived in and it shows. The carpets are in pristine condition! All of the bedrooms are great size but what will really blow you away is the master suite! This room is fit for a king. Not only is the room enormous but it is appointed with a second fireplace, built-ins and an abundance of closet space. Of course there is also a lavish bath with a whirlpool tub, Cherry vanity appointed with granite and marble flooring.

Low Cost Home Improvements When Selling Your Home

In a very competitive Real Estate market one of the things that is vital to your success is how well your home shows in relation to the rest of the inventory for sale. There are quite a few simple things that you can do to improve your chances and maybe put a few extra dollars in your pocket at the same time.

Maybe you are not even thinking about selling your home right now. When the time comes, however these lost cost improvements could make a difference.

1st impressions are always important so you want to make sure the entry to your home shines. As the buyer approaches the front door the last thing they want to see is an old worn door with cob webs hanging from above.

Most buyers are going to assume right of the bat if the home is not well maintained on the exterior, the interior will not be much better.

The Entry Way

Painting the front door or even replacing it if it is beyond paint can make a real difference. A nice shiny door set always stands out as well.

If you have vinyl siding and you have not cleaned it in a while mildew, dirt and grime can accumulate. Giving it a quick spray can surprisingly make a big difference in the appearance.

Plant Some Color

When selling your home planting some flowers around the entry can really make your property come alive. Choose a variety of colors that really stand out.

Adding a few potted plants if you have a covered entry or a large enough stoop is always a nice touch as well.

Fix Up The Baths

While remodeling a bath is one of the highest returning home improvement projects it may not be in the budget at the moment.

If however, you still have your gold toilets and sinks from the 70's it may be time to let go and move on the something that 99% of the population would like better.

Have a gold shower too? There are lower cost alternatives to ripping out the shower. There are specially made bath fitters that are designed to be put over a shower. New faucets are another lower cost item that can make a difference. At the moment silver/nickel is back in and brass is less popular.

Changing towel ranks, toilet paper holders and shower heads are also nice touches for short money.

Paint Those Walls

Painting is one of the cheapest most effective improvements you can make in your home especially if the colors are not neutral to begin with. I know you love the pink entry way and purple bathroom but most buyers will not.

I know what your thinking painting is cheap...the buyer can just do it themselves. Most people think this way, however, there is a large part of the population that does not have any vision. They need to see it done.

Painting your home off white or if you want to be slightly more bold in earth tones, is the best way to go. When selling your home all decisions should be done to appeal to the masses.

Address the flooring

A little more expensive but one of the better returning investments especially if you are still hanging on to the orange shag.

Even if you have more modern carpet but just don't have enough in the budget for new carpeting, a good cleaning by a professional can help out dramatically. The same can be said for wood floors as well.

A good scrubbing can go a long way.

Clean Your Windows/Treatments

Cleaning your windows can really spruce up your home especially if they have not been done in a while.

A bright home always shows far better than a dungeon. Removing heavy drapes and curtains can help as well, especially if they are out of date.

It is far better to have nothing than to have a pattern that was popular in the 80's.

Change Old Lighting

Lighting is one of those things that are subtle but believe me a buyer will notice if the lighting is really dated.

There are some great lights that can be purchased rather cheaply in many lighting stores especially if they are looking to restock their shelves with the latest model.

Even little things like upgrading to brighter bulbs can help. Most home buyers are turned off by dark unlit rooms.

Although a little more expensive to add, recessed lighting can really change the level of lighting in a room. Recessed light work really well in kitchen and baths.

Declutter Your Home

This one can really go a long way. Buyers like spacious rooms that they can envision their own belongings in. Getting rid of things that you know you will not be taking with you can really change the appearance of your home.

Hold a yard sale for those items that still hold value. Have other things you know you want to take with you but know they spoil how well your home shows? Get a PODs (portable storage on site) or even consider putting your stuff in a short term storage facility.

Not every improvement has to be expensive. Sometimes it is the small things you do that make the biggest difference in a buyers mind.

The concept of social media unfortunately goes right over a lot of peoples heads. Most Real Estate agents have been en-grained into thinking that everything they do surrounding their business should be about marketing and advertising. Many in the industry take this thought process and translate it to social media.

If you want to make social media really work for you then you really need to remove the bulliten board mentality from your social media efforts. Social media is not about advertising or personal promotion. Social media is about building relationships!

I think you would agree the best of the best here at Active Rain are successful and well recognized in blogging circles because of how social they are. A successful blogger not only shares good information but they also reciprocate and communicate well with others.

This same kind of interaction should also take place at other networks as well whether it is Facebook, Google Plus, Twitter or Linkedin. In many of these social media venues there are unwritten rules that should be followed. Most of the time these things are just general common sense. There are however far to many real estate social media blunders taking place that make our industry look silly in front of consumers. Rent to Own Housing: A Growing Trend or Phase?

The economy is making a comeback but at agreeably slow rates; so is it really making a comeback? The construction industry slowly inching back into gear and new houses are being constructed in various parts of the country, but at a slow pace. Home sales are up because of the drop in prices which has sent the demand graph going upwards. In such a market scenario, the rate of foreclosures which was up is now coming down. In the coming year, the market for real estate is expected to remain uncertain. This is pretty much in line with America’s financial future.

The states that manage their budgets better and have lower taxes enjoy a much better economy. Look at Texas and Florida where the rate of unemployment is low and the pursuit to create jobs for the people actually exists. On the other hand, states such as New York, Illinois, and California are on the verge of bankruptcy. The cost of real estate is high because of lack of new homes to live in and so are unemployment rates. But economic conditions are improving slightly throughout America but not enough for the amount of people that are entering the work force from college, foreigners, and layoffs.

Following the Recent Housing Data

Most property investors are playing a wait and watch game while others are able to buy property in bulk which is mostly foreclosed or HUD. To small investors who want to buy a single family house the housing markets seem uncertain at the moment. More single families are choosing rent to own homes since it is a more sensible option, as the numbers to show for many people. A lot of people are positive about a change in the real estate market but some who are more realistic are remaining on the cautious side for three main reasons. First, the tax cuts introduced by the Bush administration are going to expire in 2013, most likely, which means taxes will be higher for everyone and everyone will be paying higher taxes because of the new health care mandate that is about to be imposed on American citizens.

A Logical Conclusion

The second reason involves GDP growth, which predicted by the Obama administration, is not high enough for a decent recovery. In fact, the economy is sluggish and some of this is due to cuts in expenditures which really need to be cut a lot more. The final reason relates to U.S. foreignand public debt which is still increasing with no signs of a remedy in 2013. All this only means that you should be cautious when it comes to making an investment in a property. In 2013, to stay on the safe side, you should strongly lean towards a rent to own housing program.

What Has Caused Rent to Own Housing to Surge?

Anthony DeSales is a housing purchase consultant. In his capacity with leading rent to own housing serviceHomeStarSearch makes optimistic predictions for 2013; he posits that it will be a surging fiscal year for rent to own housing market. “Real estate costs will go up by 1% in the first quarter of 2013 and almost 3.15% in the second quarter. This makes the market a sellers’ market.” When prospective buyers become tired of waiting and watching the market situation, their best option is a rent to own property since they can easily abandon it when they see a house that is suitable for them to own. In this market, this may require some patience. They are not bogged down in a home they really did not want and possibly in an area that is not befitting to them.

Is It a Smart Move for Consumers or Simply a Smokescreen?

A lease to own housing involves a lease that gives you an option to buy the property within a specific period at a mutually agreed upon price. The market for such lease programs is growing fast as it always has been in any post-crisis market. Though with the onset of higher taxes, America may not be out of the woods yet and even if the worst is over with, America could be growing at a much higher rate but because of self-imposed taxes and regulations, America is not impressing the world like it used to and should be, according to many real estate and financial pundits.

A Real Estate or Home Owner Savior?

Most home buyers are not able to meet the tough loan prerequisite requirements of banks and other financial institutions. The sellers are also unable to sell their homes for what they believe they should be worth. They have an option to sell their homes via a rent to own program.

This Gambrel Cape located at 15 Alexander Road Hopkinton can be found in one of the towns more popular neighborhoods known as "Charlesview Estates". Charlesview was one of the first residential neighborhoods built in Hopkinton Massachusetts and remains one of the most recognized subdivisions in the Metrowest area. The neighborhood was built in phases so there is a wide range in the ages and styling of the homes.

As you first enter the neighborhood you will notice the homes are on a smaller scale with more split level style of properties.
