For those that are not familiar with Klout here is what they do:&lt;br&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;Klout uses more than 400 social signals across 8 networks to arrive at a score that reflects your "online klout". The bulk of the signals are generated from a combination of attributes such as the reactions you generate compared to the number of times you post something. Using Twitter as an example, if you generate 100 re-tweets from 10 tweets that will generate a better score than generating 100 re-tweets from 1000 tweets.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;While I am active on Twitter, Facebook and Linkedin there is no question that my favorite social media network is Google Plus. If you are in the real estate industry and are reading this blog and not using Google Plus you are really missing the boat! &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;There is not a more powerful social media network for your business than Google Plus. Why you ask? The reason is simple Google Plus is not just a social media platform but a tool that has powerful SEO benefits. The one difference however is that Google Plus is not just Real Estate focused. You can learn things everyday when logging in from master minds in every subject imaginable.&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;This home at 323 Westboro Road in Upton Massachusetts was a diamond in the rough! It was very close to being a short sale but with a full price offer we avoided having to get third party approval. The buyer got themselves one heck of a deal in this Upton home starting with a magnificent setting. The home is set a few hundred feet off the road so you have the ultimate private setting on a heavily treed lot.&lt;/p&gt;
&lt;p&gt;The former owner was a builder who custom built this Colonial as his own residence. The property has many outstanding features including a tremendous Cherry kitchen with center island, peninsula, granite counters, wall oven and cook top. The kitchen was one of my favorite rooms as it was just so well done.&lt;/p&gt;
&lt;p&gt;Directly off the kitchen was a large great room with vaulted ceilings, skylights, a wood stove and stunning Cherry flooring. if you like to entertain both the family and kitchen are totally conducive to having a fantastic party.&lt;/p&gt;
&lt;p&gt;The living room was also directly off the kitchen andwas perfect for an additional sitting area off the eat-in portion of the kitchen. This area was appointed with a fireplace and hardwood flooring. Adjoining the living room was a screened porch that again ties in well for entertainment purposes.&lt;/p&gt;
&lt;p&gt;Rounding out the 1st floor is a formal dining room that has hardwood flooring, crown moldings and a built-in wine cooler.&lt;/p&gt;
&lt;p&gt;The second floor had a well designed floor plan that was highlighted by a very cool master suite that had vaulted ceilings and skylights as well as a Mahogany balcony that overlooks the back yard. Additionally there was a sitting room, large walk-in closet with built-ins and a lavish bath!&lt;/p&gt;
&lt;p&gt;Most buyer would not want to leave the bath when you see the whirlpool tub, custom tile shower and his and her sinks with marble tops. You can tell the builder took a lot of time and effort thinking out the design.&lt;/p&gt;
&lt;p&gt;Servicing the two other good size bedrooms on this floor was a bath that connected both bedrooms Jack &amp;amp; Jill style.&lt;/p&gt;
&lt;p&gt;The 3rd floor was finished with an area that could serve multiple purposes. This space included a bedroom, family room and full bath. It could work perfectly for a teenager that wants their own separate space.&lt;/p&gt;
&lt;p&gt;There was also some additional living space in the lower level that would work out great as a kids retreat.&lt;/p&gt;
&lt;p&gt;In total there are 11 rooms, 4 bedrooms and 3.5 baths. The total gross living area exclusive of the basement space is around 3750 square feet.&lt;/p&gt;
&lt;p&gt;Additional features and amenities included a 2 car detached garage in addition to the attached garage with the home. There is central air, central vac, a security system, dog fence and the roof is only two years old.&lt;/p&gt;
&lt;p&gt;The lot is 2.81 acres and is sure to be one of the many selling features to a buyer looking for the ultimate private setting.&lt;/p&gt;

The property is the builders own home and is set of 7.77 acres of private wooded land.&lt;/p&gt;
&lt;p&gt;The home is located on a two lot private drive and set hundreds of feet off the road. As you head down the long driveway and reach the home you will see a traditional double wing colonial that sits majestically on the lot.&lt;/p&gt;
&lt;p&gt;One of the first things that comes to mind when you enter the home is the size and volume of all the rooms. There are no small rooms in this property. You are greeted by a magnificent two story foyer with hardwood flooring and specialty windows that let in an abundance of natural sunlight. The foyer is flanked by both a formal living room as well as a formal dining room. Both rooms are appointed with hardwood flooring. An atrium door leads out to the pool area. Rounding out the first floor is a full bath and laundry room that is conveniently located off of the garage where there is a mud room area.&lt;/p&gt;
&lt;p&gt;The second floor of this home has barely been lived in and it shows. The carpets are in pristine condition! All of the bedrooms are great size but what will really blow you away is the master suite! This room is fit for a king. Not only is the room enormous but it is appointed with a second fireplace, built-ins and an abundance of closet space. &lt;p&gt;For those that like to entertain during the warmer months there is a stunning brick paver patio/stone work that was added over the last couple years.&lt;/p&gt;
&lt;p&gt;Additional upgrades include new windows, heating system and brick walk ways. In total there are 6 rooms, 3 bedrooms and two full baths. The total gross living area is around 1600 square feet. The lot is .18 acres and the taxes for 2011 are $2984.&lt;/p&gt;

The construction industry slowly inching back into gear and new houses are being constructed in various parts of the country, but at a slow pace. Home sales are up because of the drop in prices which has sent the demand graph going upwards. In such a market scenario, the rate of foreclosures which was up is now coming down. In the coming year, the market for real estate is expected to remain uncertain. This is pretty much in line with America&amp;rsquo;s financial future.&lt;/p&gt;
&lt;p&gt;The states that manage their budgets better and have lower taxes enjoy a much better economy. Look at Texas and Florida where the rate of unemployment is low and the pursuit to create jobs for the people actually exists. On the other hand, states such as New York, Illinois, and California are on the verge of bankruptcy. The cost of real estate is high because of lack of new homes to live in and so are unemployment rates. But economic conditions are improving slightly throughout America but not enough for the amount of people that are entering the work force from college, foreigners, and layoffs.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Following the Recent Housing Data&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Most property investors are playing a wait and watch game while others are able to buy property in bulk which is mostly foreclosed or HUD. To small investors who want to buy a single family house the housing markets seem uncertain at the moment. More single families are choosing rent to own homes since it is a more sensible option, as the numbers to show for many people. A lot of people are positive about a change in the real estate market but some who are more realistic are remaining on the cautious side for three main reasons. First, the tax cuts introduced by the Bush administration are going to expire in 2013, most likely, which means taxes will be higher for everyone and everyone will be paying higher taxes because of the new health care mandate that is about to be imposed on American citizens.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;A Logical Conclusion&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The second reason involves GDP growth, which predicted by the Obama administration, is not high enough for a decent recovery. In fact, the economy is sluggish and some of this is due to cuts in expenditures which really need to be cut a lot more. The final reason relates to &lt;a href="http://www.dailykos.com/story/2012/09/02/1127055/-Which-party-is-best-for-the-economy-It-s-not-even-close"&gt;U.S. foreign&lt;/a&gt;and public debt which is still increasing with no signs of a remedy in 2013. All this only means that you should be cautious when it comes to making an investment in a property. In 2013, to stay on the safe side, you should strongly lean towards a rent to own housing program.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What Has Caused Rent to Own Housing to Surge?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Anthony DeSales is a housing purchase consultant. In his capacity with leading &lt;a href="http://www.homestarsearch.com"&gt;rent to own housing service&lt;/a&gt;HomeStarSearch makes optimistic predictions for 2013; he posits that it will be a surging fiscal year for rent to own housing market. &amp;ldquo;Real estate costs will go up by 1% in the first quarter of 2013 and almost 3.15% in the second quarter. This makes the market a sellers&amp;rsquo; market.&amp;rdquo; When prospective buyers become tired of waiting and watching the market situation, their best option is a rent to own property since they can easily abandon it when they see a house that is suitable for them to own. In this market, this may require some patience. They are not bogged down in a home they really did not want and possibly in an area that is not befitting to them.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Is It a Smart Move for Consumers or Simply a Smokescreen?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;A lease to own housing involves a lease that gives you an option to buy the property within a specific period at a mutually agreed upon price. The market for such lease programs is growing fast as it always has been in any post-crisis market. Though with the onset of higher taxes, America may not be out of the woods yet and even if the worst is over with, America could be growing at a much higher rate but because of self-imposed taxes and regulations, America is not impressing the world like it used to and should be, according to many real estate and financial pundits.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;A Real Estate or Home Owner Savior?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Most home buyers are not able to meet the tough loan prerequisite requirements of banks and other financial institutions. The sellers are also unable to sell their homes for what they believe they should be worth. They have an option to sell their homes via a rent to own program.&lt;/p&gt;

&lt;p&gt;This Gambrel Cape located at 15 Alexander Road Hopkinton can be found in one of the towns more popular neighborhoods known as "Charlesview Estates". Charlesview was one of the first residential neighborhoods built in &lt;a href="http://www.maxrealestateexposure.com/greater-metrowest-ma-real-estate/middlesex-county-ma-real-estate/hopkinton-ma-real-estate/"&gt;Hopkinton Massachusetts&lt;/a&gt; and remains one of the most recognized subdivisions in the Metrowest area. &lt;p&gt;As you first enter the neighborhood you will notice the homes are on a smaller scale with more split level style of properties. Heading deeper into the neighborhood you notice how the homes seem to grow larger. 15 Alexander Road actually looks a lot smaller from the outside than it does once you are inside.&lt;/p&gt;
&lt;p&gt;The home has some really interesting features combined with some very nice updates that the current home owners have made. As you enter the home you will find a foyer that is flanked by a formal living and dining room. Both rooms are quite spacious and feature bay windows that let in a great amount of natural light. These rooms are adjoined by an awesome Maple kitchen which is the heart of the home.&lt;/p&gt;

&lt;p&gt;Lastly, the first floor has a powder/laundry room that is off a back hall from where you enter the home from the garage. There is also a back staircase that provides a secondary access point to the master suite.&lt;/p&gt;
&lt;p&gt;If you need a home with spacious bedrooms you are in luck! There a four very good size bedrooms including a master suite that is just fantastic. All of the bedrooms have newer wide hardwood floors that are just stunning! The master suite is located over the garage so it certainly has an abundance of space. There is a private bath and great closet space.&lt;/p&gt;

&lt;p&gt;If you like a lot with low maintenance this one has been left natural. The front yard is heavily wooded and the backyard is much of the same. If you like privacy this lot definitely affords that luxury.&lt;/p&gt;

&lt;p&gt;There are two ways that homes entering the market are overpriced. The first is an agent convincing a seller that their home is worth more than it actually is. This happens quite a bit and in Real Estate circles it is known as "buying a listing".&lt;/p&gt;
&lt;p&gt;The scenario involves a perspective seller interviewing Realtors and choosing the agent to use based on the market value given for their home. This is absolutely one of the worst ways to go about picking a Realtor. Unfortunately this means of choosing a Real Estate agent happens all the time!&lt;/p&gt;
&lt;p&gt;The second way that homes end up coming on the market overpriced is a seller having unrealistic expectations and a Realtor just going along with it. The Realtor takes the overpriced listing and runs with it. At some point the agent hopes that the seller will come to their senses and get realistic with their pricing.&lt;/p&gt;
